REGIONAL DEVELOPMENT Like everywhere else in New Zealand the real estate market in Matamata is going “gangbusters” says Bayleys Matamata residential sales manager Margaret Troughton, who says she has never seen anything like it in her 23 years in real estate. “I’ve never seen it so bullish. From one week to the next prices are rising.” This means that people who choose to sell privately often are not getting the best price for their home, she says. “They might have heard about someone getting a certain price and based their sale price on that not realising how much the market has since moved because it’s changing so rapidly,” she says. “We’ve been selling homes for $50,000 above the expected price. Auction or deadline sales are the most popular as you can maximise the sale price.” She suggests that no matter whether buying or selling people should find a good agent to deal with. “Trust is important, knowledge and expertise paramount. An agent can source property that people don’t even know is coming onto the market.” The rental sector is also running hot. Everything is close - no getting stuck in traffic for hours and no traffic lights.” She says developers are busy in the area and there are many opportunities for people to purchase house-and-land packages. Solid homes closer to the town centre that need updating are also popular giving people the convenience of being able to walk into town. It’s a lot of change for Margaret, a local Matamata girl born and bred, but change she welcomes. Margaret, who in the past year has achieved Bayleys’ top 10% selling residential agent nationally, says real estate is in her blood. Her father started selling real estate in Matamata in 1979 and her husband Sam has been a rural agent for the past 20 years. “We feel Matamata is really moving ahead and embrace the change to our wonderful rural town.
