DEVELOPMENT Rangitikei Development Broken into three stages, the development comprises 82 lots varying from 410sqm to 1270sqm, ranging from from $120,000 - $160,000 with all 82 sections sold within eight months. From purchase of the land the development has taken 18 months with much of that consumed in the myriad of paperwork required before a spade hit the ground. Commencing just after lockdown last year stage One took four months to complete, while Bain expects Stages Two and Three are to be completed in May. Owning all their own machinery Bain and Hayden were able to do the vast majority of the civil construction themselves, which Bain says saved huge amounts of time. “I reckon Stage One would have been the quickest development in the country—only because Gouldy and I were there to get the job done—arriving in the dark during winter and getting home in the dark. That’s been a big advantage as well as the networking. We know a lot of local people. And we have a small but helpful district council that we work with—and that helps things along.” Finishing Hereford Heights to a very high standard has been a key goal for Bain and Hayden, spending extra money on smarter street lighting and using asphalt on the roads and paving. “It’s all finished to a very high standard. We haven’t had that available in Marton before, yet we’re doing that at a very affordable price for first homebuyers. “It really doesn’t cost a heck of a lot more to do a really good job—so do a good job and take some pride from it.” Looking to the future, once Bain and Hayden have completed Hereford Heights, they will commence their next development ventures—one in Henderson Line and the other on Wanganui Road with a total of 300 lots. Locals and equally passionate about the region they live in, Bain says if he and Hayden can help Marton grow then the rest of Rangitikei will come with it. “We all need more money as far as the rate take goes and that can be distributed right across the district, rather than just used for Marton. So it’s beneficial for the whole region.” “It really doesn’t cost a heck of a lot more to do a really good job—so do a good job and take some pride from it.” CALL ALL HOURS ANDREWWALTERS 027 289 2120 WEARE THESEALINGINDUSTRY LEADERSWITH OVER60YEARS EXPERIENCEWORKINGFOR NZ TRANSPORTAGENCY, LOCALAUTHORITY, ANDPRIVATE CLIENTAL We congratulate Rangitikei Developments on their quality and e icinecy throughout all their work sites, and appreciate the opportunity to be involved with their workmanship.
