DEVELOPMENT CBD Developments’ new mixed use development Rawhiti Village is revitalising the fringe of Hamilton city with a refined urban living experience and a boutique retail precinct attracting a whole new audience of people to Frankton. CBD Developments founding director Chris Dinan says many people visiting Rawhiti Village have commented it reminds them of Ponsonby in Auckland, which was revitalised in a similar way with new shops and new buildings, turning a run-down area into a very boutique and fashionable shopping precinct. “And that’s what we’re trying to create down here,” he says. “Hamilton CBD has been a little bit slow with a lot of shops opening up in the suburbs, but there is plenty of room for more. “Adding a building of this magnitude to the Frankton area is attracting a whole different audience, it’s going to become a hub for the Frankton area.” Rawhiti Village has used the land from the old Forlongs Furnishings building to create a huge, two-stage development and upgrade an entire block in the Frankton retail area. Stage one has been closed in and comprises 31 apartments on the upper levels, all sold, and six 300sqm retail spaces below, which can be divided into multiple shops. Some retail tenants from the existing stage two space will take up tenancies in stage one before work begins on stage two, which is 44 apartments and 12 300sqm retail spaces. With a ‘walk score’ of 82, meaning most errands can be accomplished on foot, the location of Rawhiti Village is a hard one to beat. Retail shopping is right on the doorstep, the supermarket is a three minute drive, Waikato Stadium is a 10 minute walk, and the Frankton railway station and the Hamilton/Auckland rail link is only a short walk. Inner city living has been the focus of CBD Developments since the company started in 2014, and Chris says with all of its pros and cons, today in this market, it absolutely works. “Showing we’re a bit ahead of our time. Everyone has now bought into the fact we can build and the way we can live in our CBD, and it enables people to get on the property ladder.” Rawhiti Village is similar to developments CBD Developments has undertaken in the past. “It’s one of those times where you don’t change something that works,” Chris says. Again, CBD Developments is using all local materials including the unique Hinuera stone, quarried from the hills in Hinuera in the heart of the Waikato. Chris has used kiln fired Hinuera stone in the past, and this time, for a different look to a different building in a different area, he is using it in its natural state. Ullrich Aluminium Hamilton is providing Rawhiti Village’s aluminium weatherboard cladding system, with balustrading from Spectrum Aluminium and concrete from Allied Concrete. Chris says the materials chosen are all robust and require less maintenance.
