Hamilton property development business RSM Developments is led by Matt Faber who registered the company in 2016. Matt’s history goes back much further though with his first development in New Zealand in 2007. “I’ve always been interested in realising the potential from land. Like a blank piece of paper, designing a sub-division is a creative and engaging experience and I’m always looking to achieve the very best from an undeveloped space,” Matt says. Asked how he goes about placing the pieces together to form the beginnings of a subdivisions design Matt says its actually a process of working back from the end-point. “I think about what I want this community to look and feel like in years to come and the diverse mix of people who will one day live in it and what they would want to see in their neighbourhood.” He’s also driven by a strong desire to see first home-buyers find a foot on the property ladder and sees the types of subdivisions his company develops as achieving just that. “We pitch our offering to new owners but take in the whole cross-section of society when visioning how our subdivisions will establish in time.” Matt says he looks for timeless and sustainable design elements, features that over the passage of time won’t ‘date’ to be defined in a specific building era. Asked for his assessment as to land supply Matt says he feels that in his district the council is working hard to open up blocks for development and commit to developing the necessary infrastructure to support future growth around Hamilton and in places such as Cambridge. “There is a lot of work happening out toward Rotokauri, on Hamilton’s north-western boundary. “I don’t think the issue of development only starts and ends at council. “It’s also land owners who need to look at options to develop close to urban centres.” The company has chosen Jennian Homes as their preferred designer and builder. “They have a very rich history. They’ve been in business for over 35 years and never failed to deliver a home and they stand by their product with a 36 month defect warranty as well as the 10 year Master Builders guarantee.” And for the Covid period we have recently experienced Matt says he doesn’t think any business would have been fully insulated from some fear as to the future. “What was going to happen to the building market and what delays would occur, were very real concerns we had.” Matt says the flipside to this uncertainty, is that in terms of the building sector buying property has never been more affordable with very low interest rates. His goal is to deliver quality homes, rather than scale of number. Matt also has strong views, generated from a perspective of concern and care for future home owners, that leaving the decision too late on the purchase of a home ‘off the plans’ can lead to purchasers eventually paying considerably more for a home. “They need to make a decision quickly. I understand it can be daunting to buy off the plans but in as little delay as six to twelve weeks, the price will increase.” He feels for prospective home owners caught in such a time of high demand, with New Zealanders returning from overseas, cash rich, and wanting to invest in property, squeezing out first home buyers. RSM Developments also offers those interested in potentially buying one of their homes the chance to register that interest.
