REGIONAL DEVELOPMENT to page 40 For Dave MacFarlane and Sam Wulff, the directors of Putaruru based DPS Developments, there is a natural synergy between the availability of industrial property and residential land — you just cannot have one without the other if you are trying to attract new blood into a township. “You can have as much industrial property as you like, but industrial attracts a lot of workers and if there’s nowhere to house the workers you have an issue. So commercial and industrial developments really go hand-inhand. “South Waikato has had massive growth over the last eighteen months to two years, hence renting or buying a house is near on impossible, particularly in Putaruru. “So for us to expand the industrial offering, which we’ve been doing for the last few years, we had to get more deeply involved locally in the residential front.” DPS Developments currently has two industrial subdivisions in Putaruru. One is a 6.5ha block that has one hectare of buildings and is totally tenanted. The block was bought with a liquidated sawmill that is now operational, and there are a number of businesses new to the town. The other subdivision is a 12.5ha block that is 95% tenanted. It would have been 100% tenanted if some of the current tenants had not outgrown their space and needed to be relocated. While there is some capacity for additional development on both subdivisions, that is all that is currently available in Putaruru and there is an urgent need for further development if the town is to leverage off the migration to the regions from larger more expensive cities.
