It sits on the north - south, east -west cross roads in the lower Waikato region and from an affordability point of view for housing, industrial developments and leasing it makes good sense. You can buy a brand new house and section in Putaruru for what a section would cost you in Papamoa, and it’s only a 40-minute commute back to the Mount, and I’m pretty sure with the last lockdowns in Auckland there will be a lot of businesses looking to relocate.” To provide more business zoned land, DPS Developments havs agreed to undertake a joint-venture with long standing Putaruru farming family, the Van Der Hadens, on 40 hectares of land currently owned by the family. “Sam and I have worked through Council to have the land rezoned as ‘Business’, which provides quite a lot of scope for a diversity of commercial operations. The next job is to start to develop that land and what we’re looking for early on is large lot users. Again it’s the locality and the centrality of the site. We can probably deliver commercial/business land in Putaruru for a quarter of the price of what it is in Tauranga.” Supporting the new business subdivision are four residential subdivisions in various stages of development on Putaruru. Maple Drive is a 19 Lot subdivision which is now 95% completed with titles just coming out and all lots sold down to a mix of local and out of town people as well as a couple of group builders. Scotia Glen is another 19 Lot subdivision, which will be used for affordable social housing. That subdivision is now in Council awaiting approval. Kennedy Drive is currently consented for 75 lifestyle blocks ranging from 1000sqm to 1800sqm, but has recently been rezoned residential, which will increase the offering to 170 sections ranging from 400sqm to 1000sqm. “We believe we will sell all 170 sections down over a three-year period,” says Dave. “Sam and I are both from regional New Zealand and we like rural areas — they have a heart and a soul.
