Its saw-toothed roof structure blends with resource consent requirements, due to there being multiple old wool stores with this feature in the Ahuriri area.” REGIONAL DEVELOPMENT T T to page 48 The development is split into two buildings; the second, smaller building has three levels, with retail spaces on the ground, and larger office spaces on the second and third floors, while the larger main building has seven commercial spaces on the ground floor, including a restaurant, cafe, retail and office spaces. There is also a basement car park below the commercial units. Above, are three levels of 18, freehold high-end apartments ranging from 125sqm to 372sqm. The apartments have access to a penthouse-level recreation room with retractable roof, including pool, spa, sauna and outdoor kitchen. “There’s a significant amount of exposed structural steel throughout the design, which is a feature of the interior. Its saw-toothed roof structure blends with resource consent requirements, due to there being multiple old wool stores with this feature in the Ahuriri area.” The one- two- and three-bedroom apartments are fitted to an exceptionally high level of specification. The sophisticated kitchens feature Fisher & Paykel appliances and bespoke cabinetry finished with stone surfaces, while the luxurious bathrooms enjoy similarly sumptuous lighting, tiles, fixtures and features. “It’s been fitted to a high standard with good-quality fixtures and fittings, timber flooring throughout the apartments, fully tiled bathrooms and quality joinery, along with pedestal- paved decks with glazed balustrades.” While considerable in its scope, from the main steel and concrete structure through to the fine attention to detail and technical finishes of the interiors, it fitted well with MCL’s broad-based capabilities. “It was ideal for our skilled carpenters, and our commercial interiors division completed the suspended ceilings and steel partitioning. We had up to 30 builders on-site at any one time for two years completing the carpentry and concrete,” Philip says. Not content to rest on its long track record, and the success of projects such as Custom Quay, MCL recently formed MCLStead, a joint venture with Stead Construction. The company was initially formed to bid for the Napier City Council’s (NCC) civic precinct project, new library, governance and community space for Ahuriri/Napier, along with office accommodation for council staff, but also with the intention of bidding for future infrastructure developments and large projects.
