BUILDING Manor Build The cost effectiveness and efficiency of Manor Build prefabricated homes can open doors to quality housing for purchasers who might otherwise struggle to afford a new home. Originally specialising in building transportable cabins for holiday park accommodation in the Auckland area, for the past decade Manor Build has been based in New Plymouth, successfully meeting growing demand for residential prefabricated building solutions, sales manager Ryland Currie says. “The business was moved to Taranaki because of the greater opportunities for growth. Taranaki is quite central to the lower North Island. We still construct holiday park accommodation, but the houses form the majority of our work.” Manor Build employs 22 staff at its site at Port Taranaki, where its buildings are produced using innovative processes that have been well-refined over the years. “When we build a house we construct a little differently; we start with the floor and then we build the roof on the ground, lift it up, put the exterior walls in, fix them off and then lower the roof on to the home. “This saves quite a lot of time and costs in the likes of fall protection and scaffolding. Once the house is constructed to this stage, we then lift the whole house up and complete the plumbing and wiring. It’s all about constructing in such a way where you can save time and cost without cutting corners.” This factory process, where the houses are not moved outside until they are completely weathertight, eliminates any weather-related delays. Ryland and the Manor Build team are genuinely proud of the quality of the homes which, in the standard plan range, are one to four bedrooms and offer a variety of exterior and interior design options. In some aspects of construction, both the building code and healthy homes standards are exceeded. The ceilings are constructed with 25mm-thick wood-fibre Metra ceiling panels, which are faster to install than traditional ceilings and have an inherent insulation value while also providing excellent bracing. Additionally, all the wall framing comprises laminated timber, which is very strong, straight and true. “Some might say it’s unnecessary, but we are a bulk user and we can get it at a reasonable rate. We spend a lot less time straightening frames, and also end up with a better-quality finished product.” This makes the follow-on work of other trades easier and much more efficient. Manor Build homes are fully completed before being moved to site; consequently, only the external services have to be connected and appliances of the client’s choice installed. With the exception of brick, a variety of exterior cladding options are available, with Weathertex, a natural timber product, being a recommended option. The typical completion time frame once a contract is signed is around six months. The actual build time takes just three months, preceded by the initial design and drafting, local authority consent approvals and site engineering. All the design and consenting is managed in-house by Manor Build, which helps the process run smoothly and reduces wasted time. “It’s pretty fast by industry standards.
