It means we understand the practical and aesthetic aspects of building and design from the ground up.” While much of the construction sector has felt the chill of a prolonged slowdown, Hawke’s Bay-based Scope View Projects has continued to power ahead, buoyed by long-standing relationships and a reputation built on practical expertise. “While there’s definitely been a slowdown in parts of the industry, we’ve been busy all the way through. It comes down to reputation and the long-term relationships we build with local builders,” says company director and principal designer Josh Bake. Founded in 2016 by Josh, the company began by working on leaky buildings. By 2018 it had diversified into general residential and commercial design, and has since grown into a multi-faceted consultancy offering architectural design, project management and quantity surveying services. Scope View Projects works primarily across Napier and Hastings, although it takes on projects further afield, depending on the brief. It now brings more than a decade of design experience to the table, backed by a career path that gives it a distinctive edge. “I started out as a carpenter and then moved into project management for a large Auckland construction company building highrise developments and other major projects. That hands-on background is what sets us apart,” says Josh. Josh has also worked for Hastings District Council as a building inspector and spent time in asset management roles. He is a current member of Architectural Designers New Zealand. “I’ve seen projects from every angle – on the tools, managing large commercial builds, checking compliance and overseeing long-term assets. It means we understand the practical and aesthetic aspects of building and design from the ground up.” That breadth of experience has helped Scope View Projects remain busy, even as some firms have struggled to secure work. At present, it is involved in an earthquake- strengthening project for a $10 million commercial office block in Napier, two substantial home-renovation projects – including one in Napier featuring a lift installation – and a range of smaller developments. It has recently completed a new-build spec home in Hastings, and is working on several granny flat projects, taking advantage of new government regulations that allow secondary dwellings of up to 70sqm to be built without a building consent. One standout residential project currently under construction by CDL Builders is a new family home in Te Mata, Havelock North. Designed for a young couple returning from overseas, the house required careful attention to planning rules. “Being in a character zone meant there were specific requirements we had to meet, and we also sought approvals from local iwi,” Josh explains. “It was about respecting the setting while delivering something unique for the clients.” The three-bedroom home includes a main bathroom and an ensuite, with interiors inspired by the clients’ Italian heritage. Mediterranean influences run throughout the design, from rugged timber beams within the ceiling space to exposed exterior trusses that frame the entranceway and verandah. The property is clad in aerated concrete with a textured plaster finish to create an authentic Mediterranean appearance. Inside, the bathrooms are fully tiled and fitted with high-end fixtures and fittings, while raking ceilings enhance the sense of space in the open-plan kitchen, living and dining area. “This project shows the way we collaborate with clients and their builder. We’re there from the start to the finish, and encourage builders to pick up the phone to ask questions if they have a query. “I pride myself on that communication as it’s a very important part of a successful project,” Josh says. That collaborative ethos underpins all aspects of Scope View Projects’ work.
