Morrinsville: Avenue Developments REGIONAL DEVELOPMENT Kelly Deeks A new 19-lot business park for Morrinsville, with titles released mid-2023, is already almost 70% sold, as demand for new industrial premises rises alongside the provincial town’s significant population growth. Avenue Business Park on Avenue Road is being developed by the Steffert family, on former dry stock farmland where Ian Steffert used to run Park Lane thoroughbred stud. The land was rezoned to industrial 30 years ago, and is now owned by Ian’s son and daughter Warwick Steffert and Jacqueline King. Warwick’s son Chris is project managing the development of Avenue Business Park. Chris says the lack of storm water infrastructure has held up development of the land for the past 15 years. “It nearly got up and running around 2008, but was held up again due to the GFC,” he says. “The process was kick-started again a couple of years ago when Morrinsville Chamber of Commerce chairman Nigel McWilliams got all the parties back together. He was very proactive in getting us all back around the table, and we have a lot to thank him for.” Chris says Morrinsville has a huge amount of growth coming in the next five to 10 years. The Kilroy Group’s residential development Lockerbie Estate is bringing more than a thousand new sections and homes to the town, with first home buyers, young families, and retirees all shifting from Hamilton, Auckland, and Tauranga grab property at the under-construction estate. “Morrinsville as a town is really going to grow. Since getting through the storm water hold-up, any other challenges on site have been worked through with a skilled engineering team. The consulting team including Tektus, who is taking care of the civil design work, planner Ben Inger of Monocle, and Landform Surveys has grown as required, and the gaining of resource consent in March was a huge milestone for the project and everyone involved. Selling the first lot was another huge highlight of all the work that has gone into Avenue Business Park so far. “Getting the first sale, and all of them to be fair, confirmed for us the demand is there, and we’re going to end up with a really cool business park for Morrinsville.” 13 of the 19 lots have now been sold, and these vary in size from 2000sqm up to 1ha. “Avenue Business Park presents a unique opportunity for not only existing businesses in Morrinsville, but also new businesses wanting to come into the area. “There are quite strict covenants on the development, it is intended as a higher end business park like Titanium Park at Hamilton Airport and the Tauriko Business Estate in Tauranga. “The standard of building is going to be high, and we are going to create a really exciting precinct for those businesses to work in.”
