Its proximity to Palmerston North city and Massey University have been drawcards and attracted a range of buyers including people moving from Auckland to take advantage of the better property prices. Many have been extended family situations, which has seen buyers build large 350400sqm houses on some of the sections, says Brian. Valley Views is set on100ha running from Turitea Road to the Pacific Drive extension. Brian Green Property re-zoned some of the land to rural residential and developed 40 lots, which are all sold. It also developed around eight residential sections, which are also all sold or will be developed by Brian Green Property. AMAK Construction has been involved in construction of these packages with a number underway. The company has further land, which will extend Valley Views Road further and will bring another 65 rural residential lots to the market late 2023 subject to consents from council. Beside Valley Views, heading northward. adjoining residential land in Pacific Heights on Pacific and Atlantic Drive has resulted in another 60 residential sections, which are largely sold. Brian Green Property then plans to move into neighbouring land to develop another 300 residential sections with the first lot ready by December this year and the rest a couple of years away. House and land packages will be offered in both. Demand continues to be steady despite the downturn in the property market in many other parts of the country. Brian Green Property continues to work on Pacific Heights, a 200ha subdivision located at the southern end of Pacific Drive providing panoramic mountain and city views. The large elevated sections are fully serviced and have comprehensive building covenants ensuring quality homes to protect people’s investment, says Brian. Zoned for both Palmerston North Boys High and Palmerston North Girls High, the subdivision is located close to Massey, the International Pacific College and the Summerhill Shopping Complex. Recreational reserves are within the subdivision with extensive public walking tracks nearby. It’s been a project that the Group has been working on around a decade. Six stages delivering around 250 sections have sold out. The Group is working on stages seven and eight, which will release another 100 sections to the market ranging in size from 700800sqm. In total the project will deliver around 500 sections to the market making it a major provider of residential land to the region. An entry road and earthworks have been completed at Midhurst Park, a 15.4ha site in Kelvin Grove Road that will offer turnkey developments to tenant requirements or sold as bare sites ranging in size from 1000sqm to 2ha although sites could be developed to suit particular needs, says Brian. He says interest has been strong due to its proximity to Tremaine Avenue, the main industrial corridor in Palmerston North. Consents are due to be issued next year and Brian says holdups in the consenting process, exacerbated by Covid, have been the biggest challenge in getting land to the market.
