DEVELOPMENT Riverside Studio: Livingstone Building - Arthur Porter Drive Proud to be associated with Livingstone Building Architecturally designed by Riverside Studio, five adjoining commercial units in Hamilton’s up and coming industrial suburb of Burbush, will deliver real appeal with generous internal spaciousness, fused with contemporary style. Currently under construction by Livingstone Building, the units are perfectly located on Arthur Porter Drive, taking advantage of the northern link out of Hamilton. Based overseas, the client selected Livingstone Building as the lead contractor for the design and build project, which consists of five adjoining units that range from 345m² to 530m², and significantly larger than many similar offerings in the area. Livingstone Building’s Pre-Construction Project Manager Greg McAllister says Livingstone were excited to undertake a project of this scale for an overseas based client, but recognised from the outset that good communication was critical throughout the design and construction phase to ensure the client’s requirements and expectations were met. “Livingstone Building brings considerable experience in delivering design and build projects, and that becomes key particularly when the client is not locally based. “There are a lot of detailed elements that need to be pieced together throughout the construction and things can often be difficult for the client to interpret just from what’s on paper. “All those elements have to be clearly communicated with the client. Ultimately, in a design and build, if you’re not passionate about delivering the best possible outcome things invariably come back to you. It is enjoyable from a contractor’s point of view watching what you have designed being constructed.” The units are being developed for lease, with the client retaining full ownership of the entire development. Contracted through Livingstone Building, Riverside Studio developed the bulk layout and site context through to the finished documentation, maintaining involvement throughout the project through site observation. “Our scope entailed co-ordinating the architectural elements, while BCD Consulting Engineers were engaged for the structural, civil and Fire deign,” says Riverside Studio Director Mark Enderwick. “The client had a plan drawn up in Fiji, which we were able to refine for local conditions. The brief was to maximise the units clean lines, simple form, using a selection of materials that enhanced the development beyond the typical sheds on the market. The client is a particular person who knows what he wants, and with our help, was passionate about positioning this development in the upper section of the market.” The resulting design is quite bold and masculine in its form, quite square and straight with heavy use of low gloss black colourcote, softened with a contrasting gloss white aluminium façade cladding around the street facing windows. Vertical LED strip lighting for provide a stylish night-time appearance, while the use of landscaping continues to elevate the appeal of the development. Mark says the roof and soffit were purposely designed as a simple form to offer a high stud knee and roller door access. “Because of the height of the warehouse stud, the interior office is split between a ground floor and upper level, enabling a mezzanine of 35m², within the same building form. The front unit at street-side is the largest, with additional glazing to the road face. The units stand out from other offerings by way of the higher quality materials and their spaciousness.” Livingstone’s early engagement in the design process ensured a practical side to design, which has benefited the project throughout its journey. “We have history with Riverside Studio and work closely with them on multiple projects, because it makes sense to keep a good team together. The construction team includes the lead designer (Riverside Studio), engineers (BCD Group), main contractor (Livingstone Building), sub-contractors, and most importantly the client. This project didn’t go through an independent design team and then the builder’s hands; it’s been a seamless process from concept through to completion with the one team.
