One project on the northern outskirts of Hamilton is Te Rapa Gateway. “We were the land developer of the 60ha site and we have retained a substantial proportion of the land for property development. The project’s birth tracks back some 12 years and David admits that initially interest by businesses was slow, however after constructing some buildings on-spec, once people could see the precinct rise out of the ground and business owners could see its potential, enquiries through Chalmers Properties grew. Suffice to say that in the last three years demand for leasing buildings at Te Rapa Gateway has sky-rocketed. David says Chalmers Properties attention to delivering bespoke, sustainably built facilities underpins why this precinct, and others the company builds in Auckland and Dunedin, are thriving. “The IAG repair hub warehouse and office block at 35 Chalmers Road, Te Rapa Gateway, has been shorted in the Industrial Developments into this year’s Property Council National Awards.” Building was completed in February this year. Constructed for IAG and designed by T-Plus Architects, the building a warehouse of 1983m2, office space totalling 262m2 and a canopy of 275m2. It’s 8 metre stud to the knee and absence of columns provides IAG with maximum flexibility for use of the large spaces inside. Now, with 18 businesses leasing warehousing in the precinct, including NZ Windows, Steel & Tube, and projects for Altus and Spectrum Aluminium, scheduled to be completed in April 2023, Chalmers Properties has retained 9ha’s for future development.
