Ph 07 883 3198 office@nicholsonsurveying.co.nz Domain Holdings’ response was the development of Maple Drive and Scotia Glen residential subdivisions, and importantly, both on the western side of State Highway 1. “It was important to choose land that had appeal to families with children,” says Sam. “All the schools in Putaruru are on the western side of State Highway 1 so being on that western side meant children would not have to cross the busy state highway to get to school. The supermarket is also on the western side, the existing housing in that area is of a reasonable standard, and the Putaruru Golf Course also neighbours Maple Drive.” Development of Maple Drive commenced four years ago and is now almost completely sold out, with three remaining sections on the market for $235,000 each. A small natural waterway runs through the subdivision, creating a wetland area that has been nicely planted in natives. “The total Maple Drive development is three hectares, and has nineteen lots, averaging 600m2 each. It is nicely elevated with some contour from the bottom of the wetland area and all the lots have nice rural outlooks or views out across the wetland. Sections were sold to a wide cross section from younger families all the way through the spectrum. Some were sold to a developer who has used Generation Homes for house and land packages, which are likely to be in the $800,000 region. There are about eight houses built now, with a few more on the go.” Just around the corner is Scotia Glen. With 19 lots averaging just over 400m2, it offers a more affordable option, with first home buyers seeking a new warm place to call home the most likely audience. “The subdivision is now complete, titles issued and we are in the early stages of marketing,” says Sam. “Contracts are on ten sections at the moment, and we will build on those ourselves utilising our Green Frame light-gauge steel framing business, with two different contractors putting the homes up. “We will end up building about fourteen homes like this, with a third of those built on spec. The remaining five sections are currently on the market as land only. The section prices are likely to be $15,000 less than the Maple Drive sections, and house and land packages should be around $700,000.” Domain Holdings has also sold 16 hectares bordering the Maple Drive development to Tim Bartells, who intends building the Springwater Country Estate retirement village on
