The 100-year-old, two-storey brick Stevenson Building, owned by Hadleigh Reid, has been converted from unused commercial building into six modern inner-city apartments, being carried out in three phases. Shane Stone Builders took out the award in the heritage and restoration project category for the work carried out on the second stage thrilled, business manager Jodi Bunker said. “We were up against some very impressive competition and with the budget in mind coming home with a silver was an awesome achievement. “It’s always exciting for everyone when we get a result such as winning an award. Not only for the team but also the clients. The clients are part of the process too and are involved in the judging process, and to see their visions etc. be judged and walk away with an award is special.” The company has now won over 12 awards since 2010 in the House of the Year and Commercial Project Awards, including a National Gold Award. She said the history that went with not just the Stevenson Building but the other three buildings either side was a focal point in town. “The buildings are often photographed but not only by visitors to the city but also by many locals, which make social media and always spark positive conversations, and that is great for the city. “Also, with the buildings being one of the first lot getting presented a blue plaque by the Whanganui Regional Heritage Trust is always something proud to be part of - being the team that helped with the vision and turn such old buildings into modern buildings. It had revived a part of the city that was looking rundown. Recently the part of town has played a part in city events, such as the Whanganui Vintage Weekend. “Using old buildings and transforming into apartments is fantastic especially when New Zealand is low on housing,” Jodi said. “This was one of the first parts of the town that has had unused commercial buildings turned into modern living apartments.” The project wasn’t without its challenges - the building had limited access and stage. “There was only one point of entry to building, working with covid restrictions came into play along with supplying of materials becoming an issue and a building boom,” project manager Josh Davy said. They had staged the job into three smaller projects so less strain on getting materials and working with busy subbies. Access to the busy street with building materials or a crane could only be done early in the morning to avoid traffic, he said. The engineering design at the start of the project once inspection work was undertaken had changed the critical part of the project. On top of this, the engineer lived out of town, and during COVID lockdowns they had to rely on video calls in a building with limited reception, so a Wifi point was needed. The timber floor had a lot more rot than expected so new concrete floor throughout bottom floor was added, which required drainage to change too. The project had a budget of $1.7 million, which they managed to keep within with a contingency plan of 20 per cent and only using 17 per cent.
