One of the larger projects recently completed by Planit is an apartment located above a café on a golf course and close to a stream. “We had to do a huge amount of earthworks to create a bund and this in turn created some runoff challenges we had to overcome to protect the stream,” Rowan said. “Through a very wet excavation period, we created a catchment and a temporary settlement pond. We also had very tight timeframes for this project as it has a commercial aspect, which is the opening of a large cafe.” The project had to be wrapped to enable work right through the wet weather that was experienced. The apartment was high end and with the cafe below had high noise and fire separation requirements. It had similarities to other projects Planit had completed, but was still different, Rowan said. “We have done a cafe fitout before, as well as dental surgeries, and we have built high end residences - this project had both. “Cafe/restaurant fitouts are always very demanding in terms of the large numbers of services that are involved and the routing of them through the structure requires very good forward planning.” While it was good to have new developments like this, Rowan expected to see a slowdown in apartment builds in the medium term due to the current low returns for private developers. “We have done a cafe fitout before, as well as dental surgeries, and we have built high end residences - this project had both.”
