BUILDING The 8 Willis and Stewart Dawson’s Corner project has taken out the top honour and multiple accolades in the 2024 Property Council New Zealand Property Industry Awards. Owned by Argosy, the property won the Rider Levett Bucknall Supreme Award as well as category wins in the RCP Commercial Office Property Award and the Naylor Love Heritage & Adaptive Reuses Property Award. The building boasts significant sustainable credentials and was also awarded Excellence in the Resene Sustainable Building Property Award category. “The project is Wellington’s first 6 Green Star rated office building marking a major step forward for redevelopments and re-use of buildings in New Zealand’s main city, says Argosy head of sustainability Saatyesh Bhana. “The Supreme award is the pinnacle building award in the property industry as it takes into account design, sustainability, purpose etc. The evening had 1580 people and this year a record number 141 finalists making it the most competitive awards yet so it was a real honour for the team to take home this award.” 8 Willis and the heritage Stewart Dawson’s Corner are an integration and expansion of two previously challenged properties on Lambton Quay. The two buildings provide 16,776m2 mixed of premium mixed use space and include the workspace for StatsNZ and Ministry for the Environment (MFE) along with several speciality retail tenants. Argosy is one of New Zealand’s leading listed property companies, owning a diversified portfolio of industrial, office and retail properties predominantly in Auckland and Wellington. Its green portfolio strategy focuses on refurbishing existing buildings, which is a more sustainable approach, rather than a demolish and rebuild type methodology. Encompassing learnings from Argosy’s previous Green Star projects Saatyesh says the design team and contractor McKee Fehl pushed the boundaries, implementing innovations and strategies for decarbonisation, seismic resilience and heritage adaptation. A significant innovation was in the seismic solution, which saw Beca come up with a way to increase the seismic rating by using only 12 dampers instead of the 44, which would normally be required. Saatyesh says this means a significant reduction in materials and therefore less cost for this aspect of the project as well as being significantly less invasive in terms of execution.
