As higher density living becomes more common in our towns and cities, the question of how communities can be maintained and encouraged to flourish becomes ever more pressing. Higher density done well – where inter-generational needs are appropriately catered for – may be pivotal in this. An innovative new townhouse development currently under construction in Lower Hutt (1 Ingram St) is an interesting example of how good design and layout, founded on liveability principles, can serve a diverse demographic. Francis Jong is the Malaysian-born developer/owner of this new development. Francis first came to New Zealand as a student in 1993 and soon after graduating began pursuing his interest in property investment. Ingram St is where he bought his very first home in New Zealand in 2004. A key attraction of the property at that time was its corner section location with excellent street access. Two decades later, building regulations have finally caught up with his original vision to unlock the site’s full potential. “At the time I had this idea of subdividing and building more homes there, but it wasn’t feasible at that stage because of the building regulations back then. We were finally able to do that two years ago and built a second dwelling at the rear of the section. “We’re now able to build more again, so we have relocated the old house that was there and are currently building four new townhouses towards the front of the section.” This project is close to Francis’ heart, not just because of his own long connection with the site. Family is also part of the picture. One of the new townhouses is being built for his 80-year-old mother and his brother. In turn, this shaped his thinking on design priorities. Top of his list was to ensure that all four homes would function well for older people as well as families and other future residents. “These are two-storey, three-bedroom townhouses.
