When Dave Jongepier and Sam Kortegast of Future Developments approached medium density specialist Solari Architects, they said they wanted to create something that everyone wanted. “That’s what we’ve built,” Sam says. “We two retail tenancies on the ground floor, then 16 apartments and six townhouses, ranging from one bedroom apartments at 40sqm to four-bedroom townhouses at 190sqm, and everything in between.” Situated on MacLean Street in the heart of the vibrant Paraparaumu Beach village, with boutique shopping and dining and even the Paraparaumu Beach Golf Club on the doorstep, the Alexander Kramer development offers a coastal village lifestyle akin to the Gold Coast, without the crushing crowds. With swipecard access, residents enter through the apartment block to a ground floor car park and the townhouses at the rear. The townhouses get an outlook across the ocean and Kapiti Island, and with a high stud in the carpark, the apartments also get views towards the ranges. Every townhouse is serviced by its own elevator, as well as beautiful sweeping timber slat staircases which lighten and open up centralised circulation areas. They also feature tiled bathrooms and showers, oak flooring, and a high raking ceiling with a skylight at the highest part of the rake to bring in all the afternoon sun. In the apartment buildings, a lobby features planter boxes and screens to add privacy for residents as they move through communal areas. This is a big project, so while Future Developments’ own construction division is building the apartments while Hunters Construction is building the townhouses. The construction teams are working alongside a team of local tradespeople and have been hitting their milestones and even breaking records, with a 383m3 concrete pour in October the biggest quantity ever supplied by Firth Kapiti for a single pour. The Alexander Kramer development is Future Developments’ second project, having completed 10 stand-alone townhouses on Margaret Road at Raumati Beach last year. The success of Margaret Road spurred Sam and Dave on to continue, and they looked for another local project where they could continue to work with the same awesome team of trades. Sam and Dave bought the MacLean Street site and its existing home and hair salon from Shona Kramer, who with her husband Alex had been planning a development of their own before he passed tragically from cancer in 2017. Shona stuck to the plan, and would only sell to a developer who would give naming rights to Alex. Shona has continued to work with Sam and Dave to see her and Alex’s vision come to life. For Sam and Dave, a development to be proud of is equally important. “We’re young guys starting out and we’re building our name and reputation.
