26 | Hawke’s Bay: Mission Hills T T Karen Phelps Mission Hills development takes shape Scott Adams REGIONAL DEVELOPMENT After many years of planning, Mission Hills, an expansive residential subdivision in Napier, is now taking shape with earthworks and civil works well underway. The 207 hectares of farmland was recognised for its beauty, elevated position and rolling topography by the developers Emerald Hills JV Limited, an experienced consortium of development partners who have joined forces to undertake the development project. The partnership includes Carrus Properties Limited, the Gillespie Family, Higgins Family Holdings Ltd and Wallace Development Company Limited. With its combination of spectacular geographical aspects, the land at Mission Hills represents a unique living experience for people to build their dream home in a world class residential subdivision, only minutes from the Napier airport and CBD, says Scott Adams, director of Carrus. According to Scott Mission Hills’ unique landform allows for breath taking views that encompass various aspects of the Hawke’s Bay, such as Napier CBD, the iconic Cape Kidnappers, Te Mata Peak in the south and the Kaweka Ranges to the west and features a dramatic ridgeline along its eastern flank and natural gullies to the west. The developers aim to honour this landform, heritage and ecology by blending the development into the landscape, optimising views from both public and private spaces, and delivering a truly special living experience. Scott believes this really sets Mission Hills apart and means buyers could have the opportunity to own their own slice of paradise. The masterplan, crafted by Isthmus Group, accommodates a variety of lot sizes to suit different house typologies and creates a strong and varied streetscape. Residential lots for new dwellings will be orientated throughout the subdivision to maximise both sunlight and elevation, with many lots enjoying the spectacular views. In line with this ethos, the vision for Mission Hills is to be a highly walkable neighbourhood; the masterplan includes wide, pedestrian-friendly streets and interconnected bridle paths that maximise the experience of the natural topography, landscaping, and views. There is also a pedestrian connection planned between Mission Hills and the Mission Estate Winery, which adds yet another distinctive feature to the development. A centrally located neighbourhood centre will also be part of Mission Hills, which plans to offer boutique retail and amenity spaces, alongside residential apartments, ample parking and a community reserve with a playground and facilities to host events. The objective is to create a place where people of all ages can come together, from young families to retirees. Section sizes in Stage 1 range from 400m2 to 930m2 giving people plenty of options to create their dream home.
