With public transport links at the end of the street and easy access to central city amenities, the development is ideally located for busy city workers. Project architects Designgroup Stapleton Elliott (DGSE) first became involved with this site some five years ago through a previous client, whose intention was to develop apartments for the general residential market. When that client decided not to proceed, the site then switched hands to the current developer, Simon Nightingale (Nightingale Land Investments). “His vision for the site was to create quality apartments that could then be leased to Wellington City Council as affordable rental apartments for essential workers,” says Nigel Dong, DGSE Project Director. The Council has recognised a need to provide additional secure, affordable and longterm accommodation options for city workers in priority industries. With a construction value of around $24 million, the Haining Street Apartments project will deliver 78 new units for the Council to manage on behalf of working tenants. The building is due to be completed in the final quarter of 2023. “It’s an efficient floor plan that also delivers on quality,” says Chris Gilby, DGSE’s lead designer on this project. “Everything is very functional with good quality fixtures and fittings. “There are no studio apartments: it’s a mix of one-, two- and three-bedroom units, some with balconies. Storage is well-considered, with additional basement storage available for larger items like bikes and scooters.” Crime Prevention Through Environmental Design (CPTED) principles have been carefully worked into the building design and environs to provide a safe, secure environment. This is not the first project for DGSE and Nightingale Land Investments. They previously worked together to design and develop Wellington’s Sunset West Apartments, which won a 2022 NZIA Wellington Architecture Award. The focus on that project was to provide quality small, efficiently planned units with generous amenity. The Haining Street Apartments is another efficient design and build. The steel framed building sits on deep CFA piles and has a unitised façade wrapping around the exterior. The façade, made using a prefabricated panel system, removes any need to scaffold the building. Usually, installing the façade is one of the most time-consuming and costly parts of a commercial build, but not on this project. “It means we can be weathertight a lot sooner and get into the interior works much earlier,” observes Chris. Made out of solid aluminium, the durable and attractive façade is also a high performer on fire safety, having no combustible parts. The whole building is fully code compliant on fire and earthquake safety and is also well-designed for energy efficiency (Homestar 5), with a warm, insulated roof system. Double walls between all units provide sound acoustic performance. With two lift shafts in the building, residents will enjoy easy access to their apartments. Having the building contractor CMP involved in planning and design meetings from an early stage was a key priority. “They were brought in on an Early Contractor Involvement (ECI) basis and we worked with them as well as the wider consultancy team to come up with a number of smart solutions,” says Nigel. Along with the Haining Street Apartments, DGSE is currently working with CMP on another separate project, a new 13-storey apartment building in Alpha Street, near Courtenay Place.
