Devani Architecture T T Kelly Deeks ARCHITECTURAL DESIGN With statistics clearly showing Lower Hutt already has enough housing stock to support its estimated population in 2050, local architecture firm Devani Architecture is asking for a rethink around high density zoning in the city. “The population of Lower Hutt is set to increase by 25 percent over the next 27 years to an estimated 130,655 by 2050,” says Hardik Devani. “Figure NZ tells us Lower Hutt had 37,278 occupied dwellings in 2018. Let’s say each house has a population of four residents and on this basis, the current housing stock can host 149,112 residents. We want some surplus stock for the people moving up and down the country, but we are not at the point where we need to build four new houses on any site. Hardik has a couple of design solutions that can solve this problem and ensure Wainuiomata connects with Upper Hutt and Wairarapa, boosting the trade and the futures of three districts at once.
