| 125 BUILDING Kellahan Builders Builder wins with stunning coastal home Ryan says the challenge lies in keeping everything square in a large rectangular home. Wellington-based Kellahan Builders Ltd is celebrating success at this year’s Registered Master Builders’ House of the Year Competition, having won a Top 100 award along with regional gold (new home $1 million - $1.5 million) for a beautiful new home in Plimmerton. The latest accolades follow earlier House of the Year success in 2020 for an exceptional family home renovation that also placed in the Top 100, as well as ranking top of its regional category and winning a regional gold, (renovation $500,000 - $1 million). For Ryan and Ashleigh Kellahan, who own and operate Kellahan Builders, achieving success at the highest level is confirmation of the quality focus they bring to every project. Ryan grew up with a love of building and launched Kellahan Builders in 2014, only a few years after completing his apprenticeship. “We aim for high quality results for our clients and foster a positive work environment,” says Ryan. “While we are small in scale, employing a team of four, we give every project our full attention. We put our hearts into delivering the best for our clients. We don’t do that with awards in mind but it’s nice to have the recognition and we’re grateful to the homeowners for supporting us to enter.” As the company’s in-house kitchen designer, Ashleigh can take care of kitchen projects from start to finish and also helps guide clients as the build evolves. “Her familiarity with the building trade is invaluable when it comes to dealing with our clients.” Having good communication with architect Rêve Architecture (Sian Robinson) and the client from the start helped ensure a smooth T T Kim Newth process for Kellahan Builders’ award winning project in Plimmerton. Challenges for the build included a narrow site with limited access, along with relentless bad weather. Around 1000sqm of soil was excavated from the site to provide a good foundation for the build. Double-garaging, dug into the site, forms the base of the two-level home. Building started on site in October 2022, at a time when some materials were still in short supply. “We had to pre-order and think ahead so as not to be delayed and also had to take care with timing of deliveries, for example, by ensuring the fibre cement cladding was delivered ahead of the scaffolding.” With floor to ceiling windows and covered decks at each gable end, this home makes the most of spectacular coastal views. Internal and external stairs connect the home’s two levels. The upper storey has three bedrooms, bathrooms and a second living area with its own covered balcony. Warm timber flooring and light décor throughout the living level complement the coastal setting. Ashleigh designed the home’s beautiful, functional kitchen. While a large rectangular home like this looks straight forward, Ryan says the challenge lies in keeping everything square and straight. “A lot of steel and structural work went into that house that you won’t ever see. So many tricky elements need to be coordinated for it all to come together seamlessly.” Kellahan Builders welcomes new enquiries.
