Located in Waikanae, with 14 people in the team, Landlink has successfully completed projects from Horowhenua to Wellington City, with much of their work on the Kapiti Coast. Owned by Sandy and Paul Turner since 2000, the Landlink team includes civil engineers, resource consent planners and land surveyors, all of whom have specialist technical skills to help deliver projects of any scale, whether it’s dividing a property in two or developing a more substantial subdivision. As Paul describes it, land sits at the heart of what they do. The development of land or residential property has the ability to transform people’s lives. They start by understanding exactly what the owner is trying to achieve. “Before we do anything, we evaluate their ‘Developer DNA’, which is essentially understanding our client’s appetite for land development and what level of understanding they have about the process. From there we can guide them through the technical components involved in getting there,” Paul explains. Regardless of its size, any subdivision requires a resource consent before anything else. For Landlink, this is the step that creates the most value because it eliminates any uncertainty about whether or not the subdivision can proceed. Each project is assigned a project manager who calls on colleagues for specialist expertise . “For instance, a surveyor can be completing a resource consent with the support of a specialist planner. A scheme plan is created for the development and the costs for the entire process are explained. Then, when we have the resource consent, our engineers co-ordinate the contractors to build the development, while our surveyors are putting in the boundary pegs and carrying out the final works to create the separate titles”. Small or large, the process is fundamentally the same and Landlink has years of experience to draw on when analysing the opportunities that a parcel of land might present. The team has just finished an 85 lot subdivision called Otaki Gardens. It started with a complex resource consent and included designing roads and three waters infrastructure, as well as co-ordinating the contractors to ensure everything was signed off by the Council once completed. “In essence we’re creating neighbourhoods with some of these larger projects and infill developments. There’s been a lot of change recently, especially in the rules around medium density housing, but we have experience in the local environment, the District Plan, changes in legislation, and other technical elements like flood risk, infrastructure constraints, climate change and so on. There’s a lengthy list of possible constraints that need to be understood and evaluated,” says Paul. Landlink also provides advice for clients looking to purchase a house or land, and wanting to know what the potential might be for future development.
