DEVELOPMENT Tamakuku Terrace Subdivision Recognising the need for innovative housing solutions, Palmerston North City Council embraced the opportunity to lead the way with Tamakuku Terrace. Inspired by successful developments elsewhere in New Zealand, the council stepped up to deliver a neighbourhood with a mix of housing options to suit a wide range of needs. It was a bold move, but the strong sales so far show it’s been a smart one. Nestled within the growing suburb of Whakarongo, just on the edge of Palmerston North City, the Tamakuku Terrace residential subdivision takes pride of place on an elevated site that affords stunning views of the Tararua and Ruahine Ranges, with the Manawatū River right on its doorstep. “It was Council owned land and had been part of the Palmerston North City Council’s growth strategy for well over a decade,” says Mayor Grant Smith. “It was the most appropriate area to look at growth and housing demand over the coming years. Its location adds to its appeal, being close to schools, parks, a supermarket, shops, and just a 10-minute drive from the city centre.” Mayor Grant says the development has been highly council led, with property specialist Veros, along with Higgins and Fulton Hogan contractors carrying out various infrastructure stages. “There has also been significant collaboration with our local iwi, Rangitāne o Manawatū throughout the project. “The subdivision’s name, Tamakuku, honours the chief who met Whatonga, the ancestor from whom Rangitāne trace their descent. Rangitāne have gifted the names of some of the streets as well.” The 114 section development is being undertaken in two stages with stage one consisting of 79 sections and stage two 35 sections. Stage one is now complete, with key infrastructure like roads, groundwork, and stormwater connections in place. Many families have already settled in and are enjoying their beautiful new neighbourhood, while stage two has just begun to take shape. “The lots range from 290m2 to 810m2, but predominantly in the 350m2 to 450m2 range. We have deliberately gone for some smaller section sizes to meet the demand around affordability, those wanting to downsize, and the more urbanised lifestyle that looks for smaller but higher quality homes.
