The companies are currently working on Richmond Residences in Petone, Wellington, 95-villa project. Redican-Allwood Construction project manager Mike Abbott says it is always a very collaborative process including a trusted team of subcontractors and suppliers. Construction started October last year and stage one of the five stage project, comprising 23 two and three bedroom villas, is already completed with the first residents moving in. Stage two is due for completion in July and the entire project by early 2023. Mike says that supply chain issues has meant ordering many months in advance to ensure the project stays on schedule. Fortunately the site is flat – a rarity for Wellington – making this aspect of the project easier. The design has been refined over multiple projects with feedback from Redican-Allwood regarding improvements to buildability. “This project really shows forward planning and problem solving skills are vital in this environment. It’s about keeping on top of potential issues before they become problems and making sure our builders are happy and productive on site,” says Mike. Redican-Allwood employs its own team of builders supplemented by a range of contractors, many of whom work with the company on multiple projects. “There is obviously a labour supply shortage at the moment and we deal with a range of temp agencies, that we have long-standing relationships with, to source staff. Everyone is working as a team – builder, subcontractors, suppliers and developer – to ensure the project is running smoothly.” He says having worked on numerous townhouse and high-rise apartment projects with Stratum Management previously has helped. The team has just finished VSP and Pinnacle apartments on Victoria Street, Wellington. The project spans four towers of between 11-17 storeys each. The team is currently working on a hotel in Thorndon and apartment block in Willis Street. Mike says Stratum Management typically undertakes the earth and civil works on projects leaving Redican-Allwood to take charge of the build. It employs its own project manager to work over its projects and work alongside the Redican-Allwood project management team. It’s been a successful process as everyone is on the same page and can work through any issues that crop up together, he says. Mike says it is evidence of Redican-Allwood’s innovative, progressive approach.
