Because of this he continues to steer Kenepuru Homes, based in Porirua, from its initial core activities – developing house and land packages, offering design and build services to clients, to property development and more. “We started in 2016, so in the past six years have evolved quickly into engaging in a multitude of ways in the housing market. I brought in a General Manager and a QS to free me up so that I can work on my company, instead of being caught up in the day to day operations,” Jarrad says. Today the collaborative approach leadership team extends to two project managers, an office manager and with the recent addition of a business development manager, Jarrad feels the company is well poised to continue to respond well to shifts in the market. He’s a great believer in looking long-term, planning for change, seizing and creating opportunities and, above all, evolving. “If you don’t keep moving, evolving and getting really good at what you do, then there’s a good chance you’ll be caught out with the ebbs and flows of the market and left behind.” At these tough times, when supply chain shortages are threatening a number of smaller building businesses, Jarrad has the company well-placed to continue to grow. “We’re moving away now from house and land packages to tendering off plans for work, doing bespoke design and build, and establishing relationships with developers and government organisations. “Our key to success is ensuring we have good cashflow and doing the necessary due diligence to be certain we will make a profit when pricing a build.” As members of the Master Builders Assn we use the Master Builders contract, so when a build is underway clients make progress payments and this guarantees an ongoing movement of cash. “We pay our bills on time and have reached a large volume of projects. These factors to a large degree have reduced the impact of the current supply chain challenges many in the industry are facing.” And preparing for what he describes as a period of stagnation coming following the hype of the post-COVID building frenzy Jarrad feels there’s a strong likelihood of a recession pending. This alone will create a pool of tradies who may have set out on their own and found the going tough. And with this understanding in mind Jarrad is establishing a new company, Tu Kaha Construction; a pool of builders who provide building labour to building companies and developers. “We’re going to make Tu Kaha Construction the ‘go-to’ place for building labour supply. More than working on our own projects they will increasingly work for other building companies.” Like many other building businesses Kenepuru Homes had prepared for the worst when COVID arrived. Instead, as history shows, the sector went into a boom phase only to be hamstrung by supply-chain issues.
