| 69 Demand drives company expansion T T Sue Russell Storing building materials at its own warehouse has enabled Yus Homes to complete a significant number of projects without the lag of supply chain issues. “It gives me certainty and means my staff are kept busy and projects proceed well,” says owner James Yu. BUILDING Wellington - Yus Homes James Yu established his Hutt Valley-based property development business in 2013. Prior to this, James was busy undertaking renovations and upgrades. “Once I was in a position to start buying land that set my business on its course to grow. “I learned a great deal and got better at managing the processes and I soon jumped up to eight to 10 a year.” Last year Yus Homes completed 15 houses each year and this year Jamie looks set to develop 20 houses. He has also gathered a strong team around him to share the responsibilities and rationalise his workload somewhat. “I have two property managers, four builders and a marketing person employed now so we are well set up to cope with the number of builds we have.” While developing his own projects James also undertakes builds on behalf of clients who have subdivided their section. In fact, Jamie and the team are well geared to assist clients contemplating subdivision right from the start. A shortage of staff processing consents at Council is creating a backlog and longer wait times to have developments approved. Enabling James to complete a significant number of projects at this time of supply chain challenges is his own warehouse for storing building materials. “I order far ahead and fortunately have the space to store what I need. It gives me certainty and means my staff are kept busy and projects proceed well.” The warehouse also has a showroom for clients to experience the standard of work Yus Homes builds to. James is currently undertaking a number of town-house developments. “Petone, Lower Hutt is a very popular location given its proximity to the motorway into Wellington. I have 29 units ready for development there and applied for resource consent last year.” Plans ahead are definitely to grow in size and capacity to build, however Jamie understands at these challenging times a degree of patience is needed. He feels it will take some time for the building sector generally to get through the current shortages and challenges and intends to be ready when future opportunities present. Most projects are sold off the plans before they are built, providing James with the cashflow to acquire more land as pockets open up for further residential development. “I tend to concentrate just on my local area and don’t go further than 20km from home base.” The company’s suite of design and build homes range in size from 100m2 through to 250m2. With a mix of stand-alone homes, town houses and multi-unit builds Yus Homes has positioned itself in the market now to nimbly react to shifting demands. “We’ve been building now for 10 years and understand how to get projects off the ground well.” James is preparing for a slowing down in demand, given the frenzied nature of the market these past two years; the supply chain challenges brought on by external factors beyond the control of the building sector is contributing to taking some pressure out of the market.
