Unlike many other building companies Generation New Zealand (Generation Homes) is a joint venture (JV) business with its regional partners. The businesses are all set up to become 50/50 partnerships rather than franchisees or distribution agents. 14 years ago twin brothers Paul and Lyndon Marshall owned the Taupo agency for Skyline Garages. When they started researching what they might expand into next, it was the idea of the JV that appealed to them. “We liked their structure. The two owners of Generation New Zealand are two brothersin-law and we decided it was more family orientated and a good strong thing to get into. You’ve got the parent company working with you all the time and another director on board supporting you and working with you on all of the decisions you make,” says Paul. Paul started with Generation Homes in Rotorua while Lyndon was in Taupo. As things took off they sold Skyline Garages to concentrate solely on Generation Homes, and joined the Taupo and Rotorua businesses together. Lyndon then moved to Tauranga and operates Generation Homes Bay of Plenty, while Paul continues building through the centre of the North Island including South Waikato. Paul likes the idea that the JV model gives more protection to the people they’re building the houses for. As a 50% owner of the business, if anything happened to either of the Marshall boys, Generation New Zealand would finish the job as a matter of course. “So, it’s kind of a safeguard for clients to be honest,” says Paul. Along with their JV partner comes a depth of expertise from the National Office with triedand-true systems and processes as well as national buying power, all of which help Generation Homes Rotorua-Taupo pass savings onto its customers. They have flexibility when it comes to sharing their profit which means they can make the most of opportunities when they come up, secure in the knowledge of their partner’s support. “You can keep the cash in the business a bit longer if you need it, so you can go and buy a couple of sections if you both agree it’s a good idea,” says Paul. That’s exactly what happened when a Real Estate agent they had worked with in the past came to them with an opportunity in Kawerau. After two years of working closely with the local council Generation Homes Rotorua/ Taupo were part of bringing the Central Cove subdivision to life on the old Kawerau Central School grounds. “We worked with them right from the word go” says Paul. “They obviously liked what we stood for. My brother and I both grew up in Reporoa, a little country town nearby, we played rugby on those Kawerau school grounds over the years. We understood the area and obviously they trusted what we were saying, what we could bring and how we could work together in the relationship.” After two years the first of 31 sections measuring between 500sqm and 600qsm were released to the market in stages, with Generation Homes Rotorua-Taupo offering house and land packages on easy access, flat land in the centre of town. “You can walk into town in a couple of minutes I’d say,” says Paul. “There’s an early childhood centre right next to it, and a couple of schools not far away.” While they offer house and land packages there’s plenty of room for people to put their own stamp on their future homes, and now there’s a wide variety of people already living in Central Cove. “We’ve got first home buyers wanting two bedrooms and a single garage which is all they can afford, or there’s the guy who wanted to be first in the subdivision and who built a 200m² house of schist and brick complete with a special room out the back for al-fresco dining. He was fantastic, a great advertisement for us.” As agreed with the council, who didn’t want any half-built homes or landscaping left as a work-in-progress, when people move in to a Generation Home everything is done, right down to the numbers on the letterbox and the clothesline installed. There are eight or nine sections left and with 120 plans on Generation Homes’ website to provide you with an idea and get the ball rolling, there’s plenty of scope for working together to achieve a home to be proud of.
