114 | Your Solutions BUILDING Filling a gap in the fitout market The team includes builders, joiners and project managers, and it has developed strong working relationships with sub-contractors. T T Rosa Watson When Adam Satherley and Troy Morgan saw a gap in the fitout market, they jumped at the opportunity to start a business specialising in this space. The pair started Hawke’s Bay-based Your Soultions back in 2011, having identified a market need for a well-developed, operationally proficient company to specialise in the turnaround services for fitouts in the commercial, healthcare, retail, office and hospitality industries. And after just one year in business, the company won the Westpac Chamber of Commerce small to medium business award and emerging business award. Adam said the enthusiastic and experienced team provided quality workmanship, with attention to detail and outstanding customer service. “We create efficacies ... by providing a turnkey solution, with one point of contact for the duration of the project. The team includes builders, joiners and project managers, and it has developed strong working relationships with sub-contractors. Having had its beginnings in a recession, Your Solutions had an appreciation for “time is money”, he said. “We are used to working nights and weekends to achieve deadlines. We understand that if a deadline is missed, it costs our clients. “There is normally no flexibility for timeline extension with the deadlines we work to - most clients are hiring staff and have lease commitments or marketing for opening date, so moving the timeline isn’t an option and that is all we know as a company.” Started with a two-man crew, it has grown into a team of including project managers. It is the only interiors and fitout business in the Hawke’s Bay. Projects completed include 52 Jetts Fitness stores, 38 Burgerfuel stores, 13 Big Save stores. More recent projects have been Winnifrieds, Lot 2 café, Majitia cocktail bar, Joll Commons (shared office space), and Te Whatu Ora (District Health Board). Going forward, the company is investing internal systems and IT, such as the Procore project management software, to provide a live interaction platform for their projects. They have also introduced CNC (computer numerical control) machines to the joinery factory. “We continually strive to not be just another building company.” A challenge for the company recently was supply of products, Adam said. “To minimise this, we audit materials for long lead items to order when contract is signed off to keep to deadlines. During the quantity surveying process we can also identify materials that might affect the timeline offering alternative solutions keeping to budget and timeline. Your Solutions had built a strong name in the Hawke’s Bay. “Our reputation on quality and never missing a deadline, has allowed word of mouth to generate majority of our work and includes 98 per cent repeat business with customers.” During quoting the team look for problematic areas and address them at the time to minimise variations, and provide customers with valuable engineering around potential cost savings. One point of contact was also a high priority, Adam said. “(It) provides accountability and eliminates potential grey areas, keeping communication between Your Solutions and the client clear and accurate.” Live build hours are updated daily, and when the team of builders is completing a project, their daily hours are assigned to quoted hours for the projects and broken down into tasks. “Any day we log in we can see how many hours are left to a task (for example framing walls) which in return allows us to forecast labour accurately.” Weekly meetings also allow them to identify if they are running behind or ahead of a task. “If behind, we flood it with labour but more importantly, we can identify potential labour issues early to avoid timeline delays. “If we are behind due to unforeseen matters, or extra work is required, we have a team of building sub-contractors we can call on and have worked together for eight years.” Adam said although the current climate was cashflow sensitive for businesses, he had noticed positive activity returning to the commercial sector, providing good opportunities in the market.
