Hyde Lane is a mixed use, 12 level building with ground floor commercial tenancies, and 150 apartments including a wellness retreat for residents consisting of a pool, gym, relaxation patio and sauna. Designers of Hyde Lane Emma Macann and Chris Gilby believe the project will help revitalise Wellington’s Courtenay Place Heritage Area. Both say a key consideration of the design was to link Courtenay Place to Alpha Street. The solution was the creation of a new laneway. “The site was previously a carpark and sits on Alpha Street,” says Chris. “There was an opportunity to remove part of a building along Courtenay Place and create a laneway to connect the city, bringing the public through to help transform the area.” Both agree Early Contractor Involvement from CMP Construction was a vital part of the project, especially with regards to the thermally broken high performing unitised façade, which was a major architectural feature of the high-rise apartment building. “A unitised façade is brought onto the site in larger elements and applied to the building,” explains Emma. “CMP assisted with this process. It was a detailed shop drawing phase and having them on board meant we could work with the fabricators and sort through issues such as access and sequencing at the same time. It allowed us to do a higher spec façade as a result.” With six studios nationwide DGSE is an award winning, multi-disciplinary architectural practice that Emma says celebrates diversity, fosters inclusivity and seeks to enrich lives through architecture. DGSE has worked with Thames Pacific, previously on several projects including The Paddington Townhouses in Te Aro (151 townhouses), Florian Kapiti (64 townhouses) and The Quarter in Seaview (75 commercial workshops and warehouses). “Thames Pacific has a strong reputation in the marketplace for delivering high-calibre developments that enhance their desirable locations and positively contribute to the communities they inhabit. With Hyde Lane Thames Pacific has created a building that is visually appealing and attractive to a wide range of people,” says Chris. “It’s a collaborative process. Thames Pacific brought us on board at the beginning when they were thinking of purchasing the site and we assisted them with how to best utilise it, ensuring optimal urban outcomes were achieved.” “It needed to respond to the rhythms of the surrounding architecture as well as being modern and setting a new precedent for high rise apartment buildings in the Wellington CBD,” Emma says. “The heritage materials were referenced with the brick podium at ground and level one. As you move up the building modern materials of glass and aluminium become apparent. The design plays with proportions, rhythm and movement across the façade and at the top there is a greater concentration of glazing, which dissolves the building into the skyline.” The result is an array of typologies and apartment sizes optimising city to harbour views. Balconies enhance indoor/outdoor connections while interior colour schemes blend natural finishes with simple and refined colour palettes. The project will be completed before the end of the year and there are select opportunities available for purchasers.
