96 | Consistently producing many great homes A clever layout emphasises fluidity with open plan living and strategic positioning of windows to maximise sunlight. T T from page 94 Landmark Homes Taupō Steven says that the dark cladding combined with an earth-toned coloured ‘Lichen’ joinery, blends the home into its natural backdrop. The showhome boasts three distinct outdoor living areas. Steven says that these versatile spaces have been thoughtfully positioned to cater to the rhythm of the day and the changing positions of the sun, allowing the residents to find their perfect sheltered spot at any time. A Redwood boardwalk leads to the entrance, situated inside an atrium style outdoor living area, reinforcing the connection between the home and its natural setting. A clever layout emphasises fluidity with open plan living and strategic positioning of windows to maximise sunlight. The earthy tone colour scheme creates a cohesive environment that mirrors the external landscape. The heart of the showhome is its open-plan living area, designed to be the centrepiece of family life and entertainment. Large sliders lead out to a patio, not only amplifying the spaciousness but also connecting the indoors with the outdoors. The designer kitchen is a sophisticated, minimalist design complemented by a spacious scullery and there is dedicated wing for the master suite. Steven says that this master wing is the ultimate private retreat, intentionally set apart to offer a sense of privacy and peace. It includes a generously sized ensuite on one side, providing a luxurious space for relaxation and rejuvenation, complemented by a good sized walk-in wardrobe opposite for easy storage and organisation. Steven says that by day the home is bright and airy and by night it transforms into a cosy haven thanks to hydro underfloor heating and Low-E glass ensuring warmth and comfort regardless of the season. He says the home is ideal for a range of purposes and section types and can be adjusted to fit personal requirements to deliver people’s dream home. It complements the franchise’s other award winning showhome in Ngā Roto Estate, Taupō. Remove and Rebuild Landmark Homes Taupō currently has a remove and rebuild project underway in Tukituki demonstrating what the franchise is capable of achieving for clients who may love their land but not their existing home, says co-owner Steven Painter. “The clients contacted us and were living on the site in the existing home but felt the house hadn’t been designed to capture the stunning Te Mata peak outlook,” says Steven. Landmark Homes Taupō’s process began with getting a survey done of the 81,000 m2 site to capture the contours of the land and note existing features that had to be designed around including the swimming pool and implement shed. A geotechnical report followed then the Landmark Homes Taupō team came up with a design that centred around the kitchen/living/dining area with raking ceiling reaching to five metres looking straight out to the peak, which is what the clients wanted prioritised. Other elements were then fitted in around this core of the 358 m2 home with 2.7 metre stud including four bedrooms, three BUILDING bathrooms, powder room, library, wine cellar and double garage. The house has three gables with two chimneys to accommodate two indoor fireplaces and there a covered patio with open patio on the north. It is clad in vertical aluminium flash clad and Hinuera stone. The implement shed will be reclad to match. Steven says building a home of this calibre requires a lot of work, detailing and collaboration. The home is currently under construction and due for completion in December. “Located on the edge of native bush a key focus of the design was to ensure the home effortlessly merged the comfort of the indoors with the calm and beauty of the surrounding landscape.” Full Builds Renovations Decks Fences Project Management Proudly Supporting Landmark Homes 027 263 2763 reefconstructionhb@gmail.com MATT SHARLAND 021 285 5225 matt@corporatetrades.co.nz HOME PRESENTATION & CLEANING SERVICES Ltd A highly trained, experienced team of women approach the task of cleaning new buildings with a professional attitude, relishing the challenge of turning a dust fuelled premises into a sparkling, invitingly fresh site in one day. 027 246 4640 redefinecleaning@xtra.co.nz Phone Sonya for a free quote today: Proudly Supporting Landmark Homes
