Landmark Homes Hawke’s Bay BUILDING A ‘soft’ but successful launch for Landmark Homes Hawke’s Bay has led to a solid year for the new franchise. Launched April last year, the business is owned by Steven Painter, Gerry Schumacher and Tony Lafferty. Steven and Gerry also own Landmark’s multiple award-winning Taupo franchise and Tony was its construction manager for the past nine years; the Hawkes Bay launch was initiated and managed from Taupo. Between them, the trio offer a wealth of commercial, trade and industry experience and have a long track record of working together. “There’s quite a bit happening at the moment which is good. We are building a new show home, other homes under construction and we are in the process of looking for an office as well,” Steven says. Unlike bigger cities that are experiencing a shortage of available land, Hawke’s Bay has plenty of room for growth with several large subdivisions under development, Steven says. “Hawke’s Bay is a beautiful spot with so much to offer, stunning vistas, wineries, beaches, great shopping, lovely communities, and of course just a relaxed way of living.” It is a busy time for the Hawke’s Bay franchise, which “smashed” its first year sales target and currently has six builds either under contract or in progress. “We are quite comfortable with the size we are; it’s really just making sure that we deliver and deliver well.” Landmark Homes unashamedly seeks to create a point of difference by not competing with the more budget oriented franchise group home market. Consequently, its target market is typically people looking to build quality homes that either feature architectural elements or that have been architecturally designed. Its range of standard plans are often used for inspiration to create a unique home to meet individual wants and needs. Steven believes it is a good time to build due to the real estate market having softened, while construction material supply issues and regular price increases have diminished. “We’ve seen more reductions in the last two months than we have price increases and that’s great.” “We’ve seen more reductions in the last two months than we have price increases and that’s great. Really, it’s becoming the best time to build and there’s some people that are starting to take advantage of it.” The striking Hawke’s Bay show home currently being built is based on the Akaroa plan and is a perfect example of the design and aesthetic elements that set Landmark apart. The two story four bedroom home covers 167 square metres on the ground level and 41m2on the upper level which has the master bedroom with ensuite for a total of 249m2. It is designed to capture the morning sun in the kitchen and family room making the window seat a favourite spot, while the separate lounge with a verandah to the outdoor pergola area is perfect for summer barbeques and enjoying a lovely Hawkes’ Bay evening. “It is a weatherboard house with cedar features and has a large portico. Inside the design is timeless with a lot of battening and that traditional look. It’s got very generous living, two outdoor areas and amazing indoor/ outdoor flow because of the large portico on the rear.” admin@bem2012.nz 027 642 2265 Modern electrical solutions to make your house a home. • Re-Roofs and New Builds • Residential and Commercial • Metal Fascia and Gutters Call us on 021 185 2076 or email us at everlastroofinglimited@gmail.com to get yourself a free quote today!
