80 | Business park project a success The Work Base commercial business park project in Upper Hutt involved the construction of 43 industrial units. T T from page 78 Homestead Construction BUILDING Flexibility and innovation were hallmarks of Homestead Construction’s approach on the Work Base commercial business park project in Upper Hutt for client Gillies Group. Homestead Construction worked on the project from the outset managing the design process and taking the project through to consent followed by building the 43 industrial units. Excavation threw up a few issues, which, once resolved, pushed the project start date out slightly. The long narrow site offered good easy access making for a straightforward build. Homestead Construction Design Coordinator Paulette Stewart says as the client was selling the units during construction, flexibility was inherent in the design, with each unit having the option of a mezzanine floor depending on what the purchaser required. One of the main challenges on the project was ensuring the site was compliant for firefighting water, which took a lot of coordination with various parties including council, civil engineers, consultants, and the client. “Within the street infrastructure there wasn’t enough pressure capacity for firefighting requirements,” explains Paulette. “We needed an alternative source of water and the most cost-effective solution was to put in two water tanks to hold the required amount.” The project took 14 months in total and was completed at the end of March this year. Homestead Construction has been a family business since the 1970s. From generation to generation it has continued to develop its expertise in concrete construction in the Wellington region. Homestead Construction handles everything from feasibility, design and planning assistance, to precast concrete manufacturing and project management of multi-residential and commercial developments. Most of the precast panels are manufactured in Homestead Construction’s purpose-built manufacturing facility in Levin. Panels are then freighted to site and erected by Homestead Construction’s erection team and cranes, which further improves efficiencies and shortens time frames on large-scale projects.
