CONSTRUCTION Early contractor involvement has seen iLine Construction work with the project design team and client to come up with an efficient build methodology for a five storey commercial project at 93 Cameron Road in Tauranga. Undertaken for Wallace Developments, the main project challenge was delivering full utilisation of the site, which is bordered by another building, a laneway and two roads. “The key drivers for our basement methodology were maximising the building footprint within the site boundaries as well as limiting the time we spent in the ground as the bulk excavations and foundation aligned with the winter months. “In conjunction with our piling and earthworks contractors we were able to put forward a solution that best suited the project and was executed even better than expected,” explains iLine Construction project manager Luke Sadler. What was originally planned was a sheet pile with precast panels, which would have meant digging down and completing the precast foundations to form the walls and would have been difficult to waterproof. iLine Construction put forward an alternative piling and shotcrete method, which saw it basically completing the walls before it had even started digging down. “We came up with a good way to do the basement piling around the outside of the perimeter from ground level. Then we did the bulk excavation of the basement followed by a type of sprayed concrete system between the piles to finish the basement walls, then completed foundations and worked our way back up,” explains Luke. He says the other benefit was that this formed the complete wall so iLine Construction could build right to the boundary maximising the building space. Steel couldn’t be installed up the whole five storeys at once due to the logistics of getting it into the site. “We chose a point to break the structure. So the first columns we put in went from basement to half way up ground floor. “We then poured the ground floor slab, re-establishing ourselves at ground floor relatively quickly, propped the ground floor heavily and installed the rest of the structural steel from the ground floor all the way up all four floors to the underside of the roof in one large install rather than floor by floor or a couple of floors at once. “The benefits of this methodology included less time mobilising and demobilising for the structural steel contractor. Also both sets of precast stairs and precast panels, which are installed on all four floors to one elevation, needed to be lifted from the main road. “So this methodology also allowed us to limit the number of times we had to shut down parts of main road to only twice as both sets of stairs could be installed all the way up in one go.” The project commenced in June 2022 and will be completed by April 2024. “It demonstrates that on vertical builds and projects of this scale that Iline can provide valuable input from the initial ECI stages and deliver against the clients needs,” says Luke. iLine Construction started in 2012 and has successfully completed a number of high-profile construction projects for individuals, developers and corporations across the commercial, residential, industrial and fitout sectors.
