Brian Green Property Group has several significant projects currently reshaping both industrial and residential sectors across Palmerston North. Company owner Brian Green says its Midhurst Park development will be a substantial addition to the region’s industrial capacity. Located on a 15.4-hectare site with access from Kelvin Grove Road, the industrial park offers 37 lots with titles due shortly. “At the moment there is very little industrial land for sale in Palmerston North. We’ve had quite a bit of interest,” says Brian. Situated close to the airport, State Highway 1 and rail, the project offers lots ranging from 1,000 square metres up to two hectares. Flexibility is central to the company’s approach at Midhurst says Brian with options to either purchase the industrial land outright or design-and-build with leaseback opportunities. Simultaneously Brian Green Property Group is progressing with its flagship residential development, Pacific Heights. Currently working through stages eight and nine, the company is preparing to release an additional 46 residential sections to the market. “Pacific Heights subdivision is located at the southern end of Pacific Drive providing panoramic mountain and city views,” says Brian. “Large elevated sections are fully serviced and have comprehensive building covenants ensuring quality homes to protect each person’s investment.” The subdivision is zoned for both Palmerston North Boys High and Palmerston North Girls High and is close to Massey University, International Pacific College and the Summerhill Shopping Complex. Progress also continues at Valley Views in Turitea Valley with plans to extend the development by approximately 30 lots. Brian says this project has already proven popular with buyers, including those relocating from Auckland drawn by the favourable property prices. With regards to commercial developments the company will soon commence construction at 1050 Tremaine Avenue, creating a series of commercial warehouse showrooms. “We’ll be building units ranging in size from 100-300 square metres. There’s a lot of interest in that size of premises in Palmerston North,” says Brian. Construction is scheduled to begin later this year with completion expected by late 2026. The redevelopment of the Cloverlea Tavern is another current project for the company. Following a fire last year at the establishment, located on the corner of Tremaine Avenue and Gillespies Line, the building will be rebuilt and leased to the same tenant. The purpose-built logistics warehouse is fire protection sprinklered and includes a 500,000-litre water storage tank which will be available for all buildings on the development to use. Landscaping has been integrated to soften the site’s rural boundary and comply with local district planning rules. The warehouse development includes two

Sam Wulff holds much positive energy toward South Waikato town Putaruru. He’s demonstrated this commitment through a number of investments, leading he hopes to greater things to come for the town and its people. Along with fellow property developer Dave Macfarlane, Domain Holdings, has been instrumental in the establishment of two subdivisions in the town and the transformation of an old saw-mill into a thriving commercial/industrial site affectionately called ‘Buttermilk’. “When the chance came up to buy the site both Dave and I could sense its potential. We’re not only about creating affordable quality homes for people to live in but also keen on enabling opportunities for businesses to establish, and in so doing open up other employment options for its citizens,” says Sam. Since Business Central last spoke with Sam about a year ago, he said not a great deal of further development had taken place apart from some internal development of the industrial site and the building of four houses for sale in the newer Scotia Glen subdivision. Constructed using light guage steel framing manufactured by Green Frame, another business Sam and Dave own. Sam admits the timing of building the homes wasn’t perfect. “We hit the market in the depth of the recession but property developers are ever-optomistic and Dave and I wanted to make a statement of positivity and to support some of the local builder community while things were quiet.” Sam says when South Waikato District Council consulted on the region’s 10 year district plan, Domain Holdings inputted, culminating in quite a few smaller pockets of land opening up for future development. “A 40ha block of farmland adjacent to our ‘Buttermilk’ industrial site was rezoned from farming to industrial. Land prices around this part of the Waikato are quite competitive and make investment in them economically viable from a developers point of view, and ultimately a tenant’s too, especially those requiring a larger land area. This newly rezoned 40ha block has SH 1 along one boundary, but a far more practical access point was through our adjacent Buttermilk site, creating easy access to the provincial roading network, making its future development into industrial sites way more practical for potential businesses interested in establishing in the area. “We were happy to engage with Council and sell them the land required for the access way as we could see the benefits that this would bring.” Some interesting businesses have seized the opportunity to move into Buttermilk, including a company that practices Yakisugi, a traditional japanese technique of charring cedar boards, burnishing the burnt results with sandpaper and wire brushes and sealing the charred surface with natural oil. The wood is essentially preserved and is highly sought-after as an architectural medium. Currently a couple of vacancies exist in Buttermilk and Sam says he’s been pleased with what the precinct is achieving for the township, with over 100 people employed on the site today. “It’s great to see an old vacant site transform into spaces for businesses to lease. This is all part of helping the town grow.” A building site waste recycling business, ‘Hanson Resource Recycling,’ has been relocated from Buttermilk to a more isolated site enabling that business to develop well, while another industrial site owned by Dave and Sam is located just around the corner from Buttermilk and currently has four larger tenants, with room for another large scale operator to establish themselves on the 1.8ha vacant portion. A 16ha block once owned by Domain Holdings has been sold to retirement village developer, Tim Bartells, who has large-scale aspirations to eventually build upward of 500 retirement units. Sam says one thing Putaruru really needs is a large-scale modern supermarket. “The town deserves it and is of an age where one is justified in my view. Toward the sea and Rangiuru. A driving force behind the successful Otaki Gardens subdivision is preparing for an expansion with another 47 lots expected to become available from this June, following the purchase of neighbouring land at Rangiuru Road. Ōtaki Gardens, located just 400 metres from the town centre, was developed by HW Developments, which its director Colin Wilson, helped lead. The 90-lot subdivision is the largest residential development in the area to date. With 50 titled sections still available and half already sold for house and land packages, the community is beginning to take shape with new homes, a playground, and easy access to both the town centre and the beach, only two kilometres away. “Building on that momentum, we’ve launched Wilson Group Developments to deliver a new 47-lot subdivision right next door, at 255 Rangiuru Road. This second development is currently moving through the resource consent process and construction is expected to begin after June 2025,” says Colin. Taking the total number of lots available across Otaki Gardens from an initial 90 to more than 130. Making the way for 100 plus families to come out and join the Otaki Gardens community which is in keeping with the Kapiti District Council’s higher density housing policy. Unlike the first stage Ōtaki Gardens, which features sections averaging 500 to 600 square metres, the new subdivision will offer smaller, 300 sq. metre sections. “Smaller sections allow for efficient use of land while still offering enough space for quality homes,” says Colin. “On a 300 square section you can go up to 50 percent coverage, so you could build a solid 150 square metre house and still have time to enjoy life, not just mow lawns.” Sections and house and land packages are expected to appeal to downsizers, retirees, and first home buyers seeking more compact, low-maintenance homes in a locale which has a strong community feel. “Otaki is well positioned for growth but it’s still a bit of a sleepy hollow and that’s part of its charm.” Less than an hour’s drive to Wellington thanks to Transmission Gully expressway and with the potential for extended rail services, Ōtaki was increasingly the destination of choice for those seeking a lifestyle outside of, but still close to, main centres. Colin says plans are afoot to introduce a hybrid train service connecting commuters direct to Otaki from Wellington, without needing to divert from Waikanae first. Nearly two years after Cyclone Gabrielle hit Hawke’s Bay, Heinz Wattie’s continues its journey towards full recovery from one of New Zealand’s most destructive weather events. The cyclone hit just one day after sweetcorn harvesting had begun, effectively destroying almost the entire crop. Tomato harvesting, which had been scheduled to commence two days after the cyclone struck, yielded only a small percentage of the anticipated volume as paddocks remained waterlogged. “With tomatoes we harvested less than 15% of planned crop,” says Bruce Mackay, Hastings agricultural manager for Heinz Wattie’s. “That was the pattern with most of our crops - we lost three-quarters of them.” For a company that has been at the heart of New Zealand’s food production landscape since 1934, the scale of destruction in the region was bewildering, says Bruce. “We had 40-foot containers standing on end that were previously sitting flat on the ground. Caravans were seen in the tops of trees. Recovery for the region is a long-term recovery process. We are still going through it, but it’s getting easier to talk about, understand what happened and move forward.” The coolstore the company uses was flooded in knee-deep water, silt and mud and there was no electricity for eight days resulting in all stored fruit rotting. Beyond crop losses, orchards sustained significant damage. While annual crops like tomatoes, beetroot and sweetcorn recovered from a production standpoint the following year, the lingering effects continue to pose challenges. Debris which washed onto paddocks has been problematic, with some rubbish becoming buried under silt and only discovered during subsequent harvests. “We had to change some of our operational methodologies because we have planting programmes in our orchards and for the last two years the trees we had set aside for new plantings have been used renovating existing orchards. There were some orchards which were completely lost.” Operating from its historic King Street site in Hastings, believed to be the largest canning operation in the Southern Hemisphere, along with the 25-acre Tomoana facility, the recovery unfolds against a backdrop of broader economic pressures. The outstanding success of Craggy Range winery combined with the vision for its future is a marriage of many things, executive director David Peabody Jnr, says. Craggy Range produces a collection of iconic and internationally recognised wines from its vineyards in Hawkes Bay and Martinborough, South Wairarapa. These vineyards comprise a diverse terroir including the layered terraces of Te Muna in Martinborough and the renowned Gimblett Gravels which have the only appellation in New Zealand based on soil type. “The whole mission statement of Craggy Range and the reason for being was to create an estate that sits alongside the great grape vintners of the world, but the one thing we want is for every touchpoint of Craggy Range to be world class,” David says. In Hawkes Bay, Craggy Range grows Syrah, Chardonnay, Merlot, Cabernet Sauvignon, Cabernet Franc and Petit Verdot on 85 hectares, while Te Muna grows Sauvignon Blanc, Pinot Noir, Riesling, Pinot Gris on 250 hectares, with the first plantings in 1999. We’ve always strived to make the best wine possible, and that’s what we’ve become known for now. It’s very cost intensive and a lot of hard work to do that, but if you persevere it will eventually pay off.” “We had some major accolades at the beginning of our journey from our 2005 vintage in particular, which would have been from six or seven year old vines. We’ve had these beautiful intense flavours right from the start, but as those vineyards have aged, the nuance, the complexity, the balance have continued to improve.” Recent upgrades Due to unceasing demand for one of New Zealand’s finest culinary experiences, Craggy Range Restaurant has been undergoing major upgrades and additions. The restaurant development follows the upgrade and expansion of its kitchen which was completed late last year, to handle both the existing year-round demand and the upcoming opening of the new eatery. Both the kitchen and restaurant upgrades are being led by main contractor, Hastings construction company MCL. Craggy Range executive director David Peabody Jnr says the original restaurant was previously upgraded in 2018 when internationally experienced executive chef Casey McDonald joined the team. “That was wonderful but we outgrew it. The restaurant has been full-bore doing lunches and dinners seven days a week for years – obviously ignoring covid – and the kitchen which was in a very small area, became inadequate,” David says. In addition to regular dining, Craggy Ranges hosts weddings and events.
