REGIONAL DEVELOPMENT Taupo District Council Taupō District Council is breaking new ground- both literally and figuratively, with its industrial land development project at Crown Road, Taupō. Located on council-owned land between State Highway 1 and Crown Road, the initiative will create 18 industrial lots for sale, ranging in size from 1500 to 7000 square metres, designed to cater to a variety of industrial enterprise. Providing a boost to the district’s infrastructure and economy, demand for the sizable addition to the town’s industrial zoned land is high, says Taupō District Council Property and Development Manager Chris Haskell. “There’s strong demand for industrial land, and we’re addressing that demand requirement by putting more supply into that market.” “Typically, councils sell land and let developers take it from there. But with Crown Road, we’re managing and delivering the development ourselves, and using local contractors means the investment stays in Taupō. That’s a solid return on investment.” Funded through the Council’s Strategic Property Reserve, the development has not involved any financial input from ratepayers but does mark a shift in how local government can leverage land assets. The newly revealed industrial land will generate commercial rates over the long term for council and boost the local economy by attracting new industry. “This will help create jobs and opportunity for Taupō, says Chris. “We’re already seeing interest in sections from major players, including some of New Zealand’s bigger businesses.” Taupō is an attractive proposition for industrial companies out of larger cities attracted by its central North Island location and lower operating costs. Earthworks and civil infrastructure at Crown Road are being undertaken by Camex Civil and are nearing completion. Special Projects Lead at Taupō District Council Pete Bradshaw says the Crown Road development has allowed council to make significant improvements to stormwater systems in the area. New stormwater and wastewater systems have been installed, and gullies that run through the site have been planted with trees, native ferns and shrubs to add public reserve green space. The council have also added a new pathway along the gully’s edge which will link Crown Road with the Taupō Arterial shared cycleway, enhancing cycleway network connectivity and promoting active transport. “The focus is on a high-quality development, one that creates an enhanced, well-integrated space that is a win-win for the community. Taupō gets the infrastructure, businesses get affordable industrial space, and the council generates revenue without burdening ratepayers.” Certificates of title for the 18 industrial lots are expected to be ready later this year. With the district experiencing solid growth in the number of small and medium businesses operating across the region, the Crown Road industrial park is eagerly awaited. The industrial lots are being marketed and sold through local real estate agents from this July.
