| 31 Kelly Deeks Wellington landmark With 13 levels, Hyde Lane offers unparalleled views across Wellington Harbour and the city. Thames Pacific DEVELOPMENT Large scale residential and mixed-use property development company Thames Pacific is now developing its tallest building yet and one of its most beautiful in the heart of Wellington’s premier restaurant and entertainment district. With 13 levels, Hyde Lane is elevated above the rest, offering unparalleled views across Wellington Harbour and the city. Thames Pacific has worked closely with Wellington City Council and structural engineers LWT and geotech engineers NGO to maximise the site and bring as much new housing as possible to the location. The architecturally designed high-rise by Designgroup Stapleton Elliot draws inspiration from its historic and contemporary surroundings and creates a contextually responsive insertion into Courtenay Place’s historic precinct. Its brick-clad podium references the adjacent buildings, adjoining streetscape, and the composition of immediate architectural styles through a contemporary design lens. Solid vertical fins and transparent glazed cladding reduces both form and scale, respecting the heritage of this inner city location. The result is a nod to classical architectural principles like rhythm, repetition, and regularity. Set 30m back, Hyde Lane offers peaceful living in the middle of the vibrancy of Courtenay Place. It brings 150 apartments to Wellington CBD, while three ground-floor retail tenancies are set to activate the glazed laneway between Courtney Place and Alpha Street. A private wellness retreat also in the ground floor adds amenity for residents with an indoor pool, sauna, and gym overlooking a garden terrace. Thames Pacific owner Stephen Sutorius says there hasn’t been a huge amount of residential development in the inner city, and that’s where the growth is forecast. “We’re going to have another 30,000 people living in Te Aro in the next 20 years,” he says. “And there is a real mix of demand, including younger people who are working in the city and going to university and don’t want to spend an hour in the car every morning and afternoon, and also downsizers and empty nesters who want to be in walking distance to shopping, dining, and entertainment. Hyde Lane has enduring appeal for owner-occupiers and investors alike.” Thames Pacific is proud to be a progressive industry leader that looks beyond the current market conditions and adapt ahead of time. The company has a robust business structure encompassing offices in Wellington, Sydney, Singapore, and a presence in Hong Kong, and this extensive network ensures expertise and insight on a multi-national level. Through experience, substance, and innovation, Thames Pacific has forged a strong reputation in the marketplace, delivering high-calibre developments that enhance desirable locations and positively contribute to the communities they inhabit. Hyde Lane is no exception. With construction underway and completion set for the third quarter of 2024, Stephen says this project is positive for Wellington, positive for the owners and tenants, and positive for Thames Pacific as well. “There is a real feel good factor in being able to help out with the housing demand and the shortage that we still have. It’s a great centrepiece project for us, and we are very proud of all of our progress, and particularly proud of this very nice design.” hutt@cuttriss.co.nz 04 939 9245 kapiti@cuttriss.co.nz 04 904 5420 Positively Influencing our Environment by Design Experts in land surveying, engineering and planning.
