80 | BUILDING Richard Loader Landmark Homes Wellington qualified construction managers and builders who oversee twelve to fifteen new homes each year. “We offer a tailored one-stop-shop customer experience from design, resource and building consents, and construction through to handover. “Our interior designer handles the specification side and design of kitchens and bathrooms. “If a client comes to us with their own kitchen, designer or interior designer, we can work with them as well. We also work with other people designers or architects, if that’s the customers preference.” Looking at the year ahead, Kim says there is volatility in the market with increasing interest rates, which may impact the number of new builds that proceed in the short term. “We’re finding that a number of clients who have had pre-approval for funding from the banks have had their funding reduced. “We’ve worked with as many as we can to arrive at a satisfactory outcome to allow their dream to continue.” We are expert plumbers and gasfitters with a focus on delivering high quality work on renovations and alterations, and architectural design projects. plumbgenix@gmail.com 022 465 8277 www.plumbgenix.co.nz Can’t beat Wellington on a good day The Wellington region presents a unique building market that can vary from medium density townhouses on sloping sites to sprawling rural homes, all within a thirty-minute drive, and that is the diverse market the team at Landmark Homes Wellington thrives on. Landmark Homes has been part of New Zealand’s building landscape for 45 years and has established 14 franchises the depth and breadth of the country. Based in Petone, and specialising in medium to high-end architectural design and build projects, the Wellington team services the greater Wellington region including the Wairarapa down to Carterton and across to the Kapiti Coast. “At the moment we’re pricing four medium density townhouses in central Wellington, along with a significant 400sqm home in rural Wairarapa,” says Kim Baldwin, who has owned the Wellington franchise since 2016. “There’s a huge range of bespoke homes that we build. We’re also building on quite a number of subdivided sites. “Urban plan rules have changed in the last year and that has opened up options for clients in terms of subdividing their site and building a second home or removing an existing home and putting medium density townhouses on the site. “While many people find the process of subdividing and dealing with multiple agencies daunting, we have the experience and knowledge to make that process easy, and can oversee the subdivision consents and planning requirements.” Kim and his team are also developing house and land packages on a number of prime sites, with houses selected from Landmark Homes’ own inspirational house designs. While Landmark Homes has a wide selection of houses that clients can draw inspiration from, they are typically modified to suit the site and the clients own lifestyle preferences and budget. A qualified architectural designer by profession, and a Licensed Building Practitioner (LBP) – Design, Kim had operated his own Wellington based architectural design/project management business for 22 years prior to being presented the opportunity to buy the Wellington franchise. Having spent his working career in the building industry, Kim says he was attracted to Landmark Homes’ reputation for high-level architectural designs and beautifully crafted homes. “My parents were having their own home built by Landmark Homes when the opportunity to buy the franchise came up, so there was a real connection there. “In the time that I’ve owned the business, we’ve developed and refined our skills building bespoke houses on challenging hillside sites that are exposed to the wind, and often with difficult access. “Those projects require specific engineering design requirements, and they are the sorts of projects that we specialise in. We’ve fallen into a bit of a niche market for those particular projects in Wellington. While Kim looks after all architectural design work, the Wellington team includes its own interior designer along a number of LBP
