104 | BUILDING T T Sue Russell 3D technology ‘no brainer’ for builder The MJ Blown team on top of the world building a 265 square metre near Martinborough. MJ Blown Builders Malcolm (Mal) Blown leads a small team of residential builders, based out of Martinborough, South Wairarapa. His building journey has taken him to all sorts of places and building forms, including the opportunity in England to learn just how specialized historical restoration work is. “I learnt to understand all that goes into reinstating buildings that may be hundred’s of years old, complete with all the architectural features of that time. In New Zealand your lucky to work on buildings barely a hundred years old but the same principles apply. Replicating historical building features can be quite challenging.`` He’s been a Licensed Building Practitioner in carpentry and design since 2011, having returned to home-town Martinborough in 2000 to start a family. Since then Mal has worked on a range of projects including the Martinborough School, library and Cinema. Also restoring the local winemakers building back to its pre earthquake 1930’s design based off one of the last remaining photos. “Martinborough has consistently been producing some of the top wines in the world which has attracted an array of new residents from all over the globe. All with varied architectural design requirements on their new builds which has been really exciting. Mal prefers a small team working with him for good reasons. “I like to be in full control of my projects and like to oversee all structural elements of our builds. I do the lead carpenter and project management roles and I’m quite happy with having two competent builders, good friends, working in the team with me. We also work in with a great crew of local subcontractors, we’ve all worked together for years and are good mates.” When Business Central caught up with Mal, he was engaged in a very substantial and rather wonderful new residence just out of Martinborough. A build which promises to extend over a 18 month period, with complex, dramatic elements embedded in its design. The enthusiasm he has for the project is palpable when he shares some details. “This home has been designed to off-set the impact of prevailing winds with a U shaped footprint and central courtyard providing shelter on threesides, deflecting the wind from the south and the west. The courtyard with beautiful pavers leads to the pool. Inside there are high cathedral ceilings, lots of large spans, complex angles and even a sunken lounge extending off the open plan dining room and kitchen areas.” The complexity of all the timber angles, complemented with substantial steel portals, three large chimneys creates the framework for a substantial spectacular home, boasting wonderful views in all directions. A vineyard planted over the north-eastern quarter of the property will provide the owners with outstanding views once fully established. The home, measuring 265 square meters, has been designed by Wellington architects Stapleton and Elliott. “There have been many factors that have really challenged us on this build, including the fact that we took over from the basic set of plans and have incorporated an array of structural elements.” Outside the home, when completed will carry real visual punch, with a combination, in equal measure of black shiplap (Accoya) cladding and white Oamaru stone, specially quarried and prepared for the home. Foundations got underway in August last year. A substantial number of portal frames bring challenges on site, along with the sheer size and height of the building. “We’re simply working section by section using some pretty cool technology that allows us to focus on the smallest level of detail of each section, giving us the certainty that the structural elements we are fitting will match perfectly,” Mal says. In fact, the use of 3D modelling put through the Mitex 3D viewer on their phones means at any given time, Mal and the team can view all the lintels and frames in absolute detail rather than wading through dozens of 2D cross section drawings saving a lot of time. This technology is normally provided to the pre-framers, preparing the sections and Mal says it’s a ‘no-brainer’ that builders should have access to it as well in the future. “It means we’re all working off the same detailing and the level of detail we can zoom in on makes for absolute clarity and certainty, even with extremely complex designs.’ Your Business, Your Industry, Your News.
