70 | First National New Plymouth: Rata St Subdivision T T Karen Phelps Growing interest in Taranaki lifestyle DEVELOPMENT The real estate market is turning and interest is growing in a subdivision in Hawera with people from Auckland, auranga, and Wellington looking to move to Taranaki for a quieter, more serene environment, says Shawn Gibbon, one of the developers. “In South Taranaki, there are not even any traffic lights. If we get in a traffic jam, it’s because we had to give way at the roundabout,” he jokes. The subdivision, located on the edge of Hawera at Rata Street and new road Pukatea Street, has completed two stages, with five and eleven homes respectively. Now, with consent granted for an additional eight sites, the subdivision is expanding. Pukatea Street, a new road formed off Rata Street, is where the current eight sites are located. Shawn says the market timing aligns with the post-election recovery and some of the newly released sites are already under offer. He says the unique aspect of the subdivision lies in the diversity of houses and views many sites have of Mt Taranaki. Having sold the land and allowed buyers to work with their preferred builders, each house is distinct, contributing to the neighbourhood’s character, he says. All sections are flat, easy-to-build-on and come with all services to the boundary. Located in a desirable part of Hawera, the subdivision offers a north-facing location, further enhancing its appeal. A new showhome by Milestone Homes is also set to commence construction in the coming year in the subdivision and will open its doors late in 2024. Real estate agents and property developers Shawn and wife Pam, who live on Rata Street themselves, are two of the driving forces behind the successful subdivision, which aims to meet the rising demand for high-quality sections in the region. They are also owners of the First National real estate collective, which gives them a unique insight into market demand and where to build their subdivisions, showing them there was a need for high quality subdivisions literally on their own doorstep. “A few years ago, we saw the market was changing and there was a real need for top-quality subdivisions. Our team at First National in Hawera had no sections or no good quality sections to sell at that time, so we decided to create them,” says Shawn.
