Nestled between the Kaimai Ranges and the Waikato River, Morrinsville is home to 8,500 residents and serves one of New Zealand’s most prosperous dairy farming regions. For Lockerbie Estate, its central location in the North Island’s golden triangle means it is an easy 30 minute drive from downtown Hamilton, an hour from Tauranga and around an hour to South Auckland. Development manager John Crooks says there is a need for additional housing in Waikato, especially because of building constraints in Hamilton. “We fell in love with the site on the north side of town; it’s an elevated position looking down at the golf course, and the 100 year old London plane trees which were actually planted by Thomas Morrin the founder of Morrinsville; it was his original estate. “It’s very unusual to have a greenfield site that has mature landscaping already as part of the project. It’s a nice historical reference, and Lockerbie is a well know name in Morrinsville.” Lockerbie Estate will feature many desirable amenities including a trail network, a six-hectare public park and a one-acre neighbourhood centre with a destination playground, a retail centre, clubhouse, café/restaurant and a childcare centre as well as a 160 unit retirement village. Ecological features will include a large wetland system and stream network that will encourage plant and bird life. The land was purchased in 2019 and to date 330 sections have been sold in three stages with about 200 houses built to date, while 45 retirement village units had been occupied by March this year. The playground and park have been completed and completion of the café/restaurant is set for this April. Resource consent has been approved for the childcare and retail centre with construction for these planned for next year, and construction on the aged-care facility which also has resource consent is likely to start over the next year. “It’s very unusual to have a greenfield site that has mature landscaping already as part of the project.” The estate will be developed in 15 stages which is expected to take around 10 to 15 years. “Our broader philosophy is to build a strong community and to offer the full range and housing, so that people don’t have to move out of the subdivision as they transit through different periods in their life, from childcare through to aged care.” The estate’s thoughtfully designed internal street layout means all homeowners will be able to easily access the social amenities within the village via connected parklands and greenways. Among others, John expects people living in larger centres will be attracted to the estate, partly due to the structural shifts in the employment market created by the covid pandemic. “You could live in Morrinsville in a beautiful countryside area and commute to Auckland two days a week if you needed to, and if your employment situation allowed for it.” “We’ve got a lot of pride in what we’re doing; it’s a big contribution and responsibility to the town that we take very seriously. It’s very cool to be building a community. “The pride factor is very much when you hear comments from people that are now living in the subdivision, how much they’re enjoying it and how grateful they are for the opportunity that we have in an indirect way created for them.”
