Kylie and Hadley Gardner are the husband and wife team behind the small specialist building company and have built more than 100 quality homes alongside a number of new subdivisions in the area. Gardner Homes employs an architectural draughtsman to design impressive permanent material homes that are individually suited to each site and the customer’s taste. Specialising in developing cul de sacs with a community and family feel, the well-spaced homes are sited in modest sized sections with all day sun in mind. To take the sting out of the rising interest rates and material costs, Kylie and Hadley supply land and home buyers with a set budget that they can then take to the bank. If there are any significant price changes, they pride themselves on communicating well with their clients so that they know where they are at with their budget. “Communication is the key! There’s so much uncertainty in the world and we want to provide as much certainty as possible for our clients when building with us. “If we are aware of any price increases coming up then we will definitely start communicating this with our clients and provide other options where possible to help minimise this variation. “We can take care of everything for our clients except price increases but as long as they are forewarned and know they have choices, they’re ok with this,” says Kylie. The company’s smaller house and land package homes such as the two-bedroom Kiwibuild and three-bedroom Marika build have become very popular for their affordability and style. Gardner Homes are now constructing these homes in their building yard to showcase their practicality and good looks. The most common configuration for the company is three-bedroom homes with an ensuite and a separate bathroom and toilet. Extra bedrooms can easily be added and all homes are built with high quality fittings. Gardner Homes also build and rent fully insulated and elevated cabins. “Our cabins are proving really popular as people are renting them for extra bedrooms, home offices, craft rooms or for storage. Probably 80% of the rentals are for teenager’s bedrooms,” says Kylie. “The cabins are unique looking with a steel frame structure, plywood interiors and shadow clad exteriors and they’re light enough to be lifted onto a site with a Hiab. “They are delivered with carpet, wall heater, curtains and a small deck out the front and are competitively priced at $75 a week. Most of our cabins are on long-term rental and we’re always being asked if we will sell them,” she says. With ‘Making it Easy’ as the company’s byline, Gardner Homes walk the talk.
