50 | T T Karen Phelps Set to transform Hastings’ office market A new 5,000-square-metre commercial development is set to transform Hastings’ office market, offering premium leasing opportunities in what Ben Hamelink, Tumu Property development manager, says will become one of Hawke’s Bay’s most sustainable commercial buildings. “The development is more than just a building – it’s a platform to showcase the future of cost competitive sustainable construction,” explains Ben. The development came about as the result of a competitive tender process conducted by Hastings District Council. Located on the former Heretaunga House site the four-storey mass timber office complex at 300 Lyndon Road will feature Tumu’s locally processed mass timber system, TimberSpan, at its structural core. Ben says because engineered timber forms the structural skeleton it will offer substantial environmental benefits through reduced carbon footprint as well as creating distinctive interior spaces with exposed timber elements. “Mass timber construction offers multiple advantages beyond environmental benefits. The material provides natural acoustic properties, thermal regulation and aesthetic appeal that other construction materials cannot match,” says Ben. Sustainability credentials extend beyond materials selection to encompass energy performance, waste reduction during construction and long-term operational Tumu Property INFRASTRUCTURE Complex domestic structures Lifting andmoving buildings Mixed-use and commercial structures Base Isolation Technologies Modern structural technology Cable, hybrid and post-tension structures Sculptural forms Sustainable design Heritage strengthening Structural Engineers dtcwgtn@dunningthornton.co.nz +64 4 385 0019 The design optimises natural light and will be complemented by an energy-efficient lighting system. efficiency. Ben says the mass timber approach sequesters carbon while reducing construction-related emissions compared to conventional concrete and steel alternatives. The development is targeting a NABERS NZ 5 Star Rating: “The design optimises natural light and will be complemented by energy-efficient lighting systems. Biophilic design principles, inherent in mass timber construction, will contribute to improved workplace wellness,” says Ben. He says that premium amenities distinguish the development within Hastings’ commercial property market. Full end-of-trip facilities will include secure bicycle storage, showers, and lockers to support sustainable commuting options. The development will offer 47 onsite parking spaces including electric vehicle charging stations. Hastings District Council is the anchor tenant, leasing 1,950 square metres to consolidate approximately 80 staff currently distributed across three separate city locations. Tumu will also establish its new headquarters within 600 square metres of the development. Available leasing opportunities within the development cater to a variety of business requirements, with flexible floorplates ranging from 400 to 650 square metres plus a ground floor café kiosk opportunity. Ben says the design accommodates various occupancy models, from professional services to government agencies seeking modern, sustainable premises. High-stud ceilings and extensive natural light create productive work environments designed to enhance creativity
