H B Homes has evolved during the past twenty years to be a producer of factory built homes that have been supplied to residential and commercial customers throughout the North Island and beyond. Director Mark Roil has been running the Hastings business, which was originally established by his parents, since 2015 when he restarted it following a four year hiatus. The restart was low-key, but Mark had the vision to factory build homes because of the many advantages which includes reduced build times, better quality control and more streamlined processes compared to building on-site. “I leased a yard to start with and then moved on to leasing a purpose-built factory.” HB Homes is now operating from its fourth site since then, having grown considerably from a 600 square meters building and producing two or three houses a year to an 1800 square meter factory plus a 2000 square meter concrete yard, manufacturing nearly 30 a year during the past three years. The factory has the capacity to build 12 houses at once. “There’s just a gap in the market really, and for remote locations, we just found that building off-site to deliver to remote locations really came into their own. A lot of clients struggled to get builders out of this area, whereas we could build them in the factory and deliver them to site.” Delivery of HB Homes is not limited to the North Island; the company delivered three houses for emergency housing to Westport in the West Coast of South Island following the serious flood event of 2021. “Three weeks after the floods they had the buildings there.” Commercial houses supplied have included police stations, medical facilities, accommodation for overseas seasonal workers and for school classrooms. “I think New Zealand has come to a realisation that building off-site is the way of the future and the misconception of prefabricated buildings is largely gone. People are starting to realise what you can do in a prefabricated building.” For residential houses, HB Homes offers a range of one, three bedroom standard plans which can be modified to suit,and can also build bespoke including architectural designs and even two story designs, in a wide variety of materials. The process begins with a consultation which as well as deciding on the design, and as with a conventional build, involves the choice of materials, fixtures, fitting and colour choices. HB Homes will complete a preliminary site check to identify access and infrastructure requirements as well as determining what compliance reports may be required such as a geotechnical report, wastewater design, and resource consents. HB Homes standard designs have Hastings District Council pre-approved building consents and only require on-site consents for services and foundations with the local authority. “We have developed a streamlined off-site building process, and while we’re building your home in a weatherproof environment, the onsite services such as water and power are also done in preparation for delivery day which saves time and money. “All that’s missing is your furniture and the personal things that make it yours.” HB Homes, through its parent company, is a member of industry organisations OffsiteNZ and New Zealand Certified Builders,and adheres to strict guidelines for achieving the highest possible standards in workmanship and business practice.
