A recently completed three-level walk up apartment complex of 10 units. Delivering quality social housing is more than a purely commercial venture for ICONIQ Group managing director Todd Scrafton. Having been entrenched in New Zealand’s military housing system growing up, then working his way up in various roles in the construction industry through to project managing large scale projects, Todd now heads a business that has grown rapidly in just four years. “We’ve gone from delivering seven units in a financial year to over a hundred a year,” Todd says. ICONIQ Group’s core business model is to identify opportunities in the building sector where it can utilise its knowledge, skills and company synergies to deliver specific projects with a high degree of efficiency. It specialises in the design and construction of terraced houses and walk-up apartments and has completed numerous projects in several North Island towns and cities, including many for Kainga Ora. “Especially in Gisborne, I would say we are the biggest residential builder/developer. I would say we are having a substantial impact on providing warm, dry homes for families in need.” “I grew up in the system so part of what I wanted to do was to be able to give back; knowing that our mahi is playing its part in providing families, and especially young children, with warm, dry, and stable accommodation is hugely rewarding for me personally. “Over the years we have scaled up significantly, which I believe is because our work speaks for itself, and this has led us to becoming a trusted development and building partner for government agencies.” In late August, ICONIQ Group had delivered 19 multi-unit buildings across multiple projects in Gisborne in six weeks alone. At that time, it also had 72 buildings in the design or construction stage. The company builds to a wide variety of designs from simple gable roof multi-unit buildings to more complex designs with architectural elements with strong aesthetic appeal that gives no hint to them being social housing projects. A two-level terraced development in Stout Street, Gisborne, was built in a simple gable roof design to allow solar panels to be placed on the roof to create energy savings for the tenants. “We are the first developer to put solar panels on social housing that sold to the Government, in Gisborne. We wanted to have a more sustainable approach with this development. The solar systems come with battery packs so the power they don’t use gets stored, so it reduces the overall power bill.” By contrast an $8 million development currently in progress in Roebuck Road comprising 10 apartments over three levels is strongly architectural looking with ‘high end’ appeal. The units were designed in-house by ICONIQ. The company is actively involved in training new talent and, as part of the Young Tairawhiti programme, is upskilling local Māori youth through an apprenticeship course that contributes to the local skilled labour force. “As a team we are passionate about providing all the rangatahi within the apprenticeship programme as many opportunities as we can. We want to make sure we are equipping these young men with the skills and knowledge to ensure they succeed once they leave our ICONIQ whanau.” Todd and the ICONIQ team are extremely proud of what they have achieved so far. “We are very grateful for the partnerships that we have and we’re grateful for the subcontractors that enable us to deliver these much-needed homes.” ICONIQ Group has a strong focus on sustainability and believes the industry has a duty to consider its environmental impact. One way its is mitigating this is by planting 1000 trees on marginal hill country for every home built to offset the carbon emissions the business creates.
