Primeproperty Group is a multi-disciplined property organisation and owns and operates commercial office buildings, car parking buildings, hotels, residential buildings, industrial and retail properties. The group also owns and develops residential land and housing estates. Its investments are primarily in Wellington City, with a small number of properties throughout New Zealand. Keyway functions as a main contractor, taking the lead on projects with its team of project and site managers and dedicated group of subcontractors. To give a snapshot of the types of projects it undertakes, Keyway is presently working on the seismic strengthening of a 14-storey building at 15 Manners Street for Primeproperty Group. At currently less than 40% NBS the strengthening project is targeting a seismic capacity of 170% NBS on completion. John, an engineer by trade, says this will be achieved by fixing fluid viscous dampers to the existing structural frame. Lower Hutt company MJH Engineering will construct the steel frames that are connected to the concrete structure and hold the dampers in place. Engineers Miyamoto have designed the strengthening scheme that include the dampers, which are being manufactured by Taylor Devices in the USA. “The dampers are similar to large shock absorbers that dissipate and reduce the shaking that the building experiences from an earthquake,” explains John. John says the project is a good example of Keyway working with engineers, architects and subcontractors to find the best solution for the building to the owner’s requirements. John says that Keyway Construction is fortunate to have secured an extremely talented team capable of delivering complex works when required.
