102 | Homestead Construction Ltd: Te Rā Nui Eastern Development T T Richard Loader Revitalising housing in eastern Porirua BUILDING Family-owned-and-operated Homestead Construction Ltd has just completed 18 homes for Kāinga Ora in the newly established Waka Ama Street, in Porirua City’s suburb of Cannons Creek. This project is part of the larger Te Rā Nui Eastern Porirua Development, a partnership between the Crown and the Porirua City Council, which is revitalising housing across eastern Porirua. Well-versed in the development of high-quality, multi-residential projects, Homestead Construction responded to Kāinga Ora’s request to bring the completion date forward, handing the full development over in July, a month ahead of schedule, and less than a year after construction commenced in August 2023. Kāinga Ora’s programme manager for the Waka Ama St project commented that “Their construction stages are, in my experience, well-planned, organised and scheduled, which creates a ‘no surprise’ environment. When I have requested new programme dates, Homestead worked tirelessly to do whatever they could to meet those targets without sacrificing the quality of finish.” Homestead Construction’s design project manager Paulette Stewart says the development consists of 18 homes, spread over a mix of typologies designed to suit the lifestyle and needs of Kāinga Ora’s tenants. “There are eight two-storey, three-bedroom standalone homes, each around 120sqm, and three duplex buildings, each consisting of two homes separated by inter-tenancy walls. Each home is three bedrooms and about 120sqm. The third typology is what Kāinga Ora refer to as a four-unit walk-up, similar to a mini apartment block. The single building has a common building entrance to access the two groundfloor units, and a shared internal stairway to access the two upper-level units. Each unit is about 50sqm.” The exterior cladding of the development is predominantly stained Abodo timber cladding, giving it an aesthetically pleasing look. The New Zealand-made Adobo cladding is complemented with brickwork and metal fins on the walk-up building. Homestead Construction’s contract included all on-lot landscaping, which encompassed shared pathways, a small lawn area, plantings, clotheslines, garden sheds, and letterboxes. Each unit also has a single car pad. The first stage consisting of eight units was handed over to Kāinga Ora at the end of June, with the final stage completed and handed over mid-July. Homestead Construction’s roots go back to the 1970s, when it was founded by the Lawry family as a residential building contractor focused on standalone residential homes. In 2010, a purpose-built precast factory and new office building was constructed to increase production capacity as the company evolved to focus more on the design and build multi-residential projects instead of standalone residential houses. In the past few years, they have completed large developments including the 43-unit Mabel Central project, the 50-unit NZCIS Athletes Village project, and the 78-unit Erskine development. Over the last five years, the company has complemented its multi-residential projects with commercial and industrial projects, including warehouses and offices ranging from 500sqm up to 5000+sqm.
