82 | DEVELOPMENT Carrus Corporation: Mission Hills T T Karen Phelps Mission Hills takes shape in Napier T T to page 84 The Mission Hills residential subdivision continues to move from plans to reality with earthworks and civil works in full swing and the first titles, Stage 1A, about to be issued. “We’re seeing life in the market again since the recent OCR cut announcement and have received a number of offers from purchasers for Stage 1A,” says Scott Adams, director of Carrus and spokesperson for the development. The construction process is well underway, with key subcontractors including Goodman Contractors and Hick Bros Civil Construction progressing well on site. Scott says their expertise is crucial in preparing the land for the future homes within Mission Hills. The development, set on 207 hectares of land, is the brainchild of Emerald Hills JV Limited, a consortium of experienced developers including Carrus Properties Limited, the Gillespie Family, Higgins Family Holdings Ltd, and Wallace Development Company Limited. Scott says the combined expertise of the JV has been crucial in navigating the complexities of such an ambitious project. Scott says that Mission Hills is not just another housing development; it’s been a meticulously designed community development to blend into its natural surroundings. The land, formerly used for farming, was chosen for its elevated position, rolling topography, and breath-taking views. “Mission Hills unique landform allows for iconic Hawke’s Bay views, such as Napier CBD, Cape Kidnappers, Te Mata Peak in the south and the Kaweka Ranges to the west. The spectacular outlook is complemented by the development’s prominent ridgeline along its eastern flank and natural gullies to the west,” says Scott. The masterplan design considers the natural landform, heritage, and ecology of the area. It includes a variety of lot sizes to accommodate different house types and create a diverse streetscape. Scott says that the majority of residential lots will enjoy both northern sunlight and elevation, ensuring that many homes will enjoy the spectacular views. Community wellbeing is at the heart of the Mission Hills vision, says Scott. The development shall include pedestrian-friendly streets and an adjacent bridle path that allow residents to experience the natural topography, landscaping and views on foot. Mission Hills will also provide quality landscaping of hill batters, gullies, wetlands and new street tree planting. Scott says this focus on green spaces is expected to enhance the site’s natural beauty and promote biodiversity throughout the development.
