Working alongside Architect AGP, main contractor Aoraki Construction, services engineer Innerscape, and the client, Fantail Services helped transform a central plant design into an e icient, high-performing, and cost-e ective HVAC solution. The project required a site-wide system capable of delivering both high-performance heating/cooling and energy-e icient ventilation. The original design, developed by mechanical design consultants Innerscape, speci ied a Central VRF heating and cooling system alongside a Central Heat recovery air handler unit. The systemdesign was tendered competitively, opening the door for innovation. Fantail Services winning tender provided a cost saving brief and scope for value engineering the design with the aimof reducing installation time and complexity, says Fantail Services founder and managing director, Chris Spayes. “We saw the opportunity to streamline without compromise,” says Chris. “Our VE proposal saved around eight weeks on the mechanical services programme.” Key VE actions included reducing the number of indoor fan coil units while maintaining the same cooling/heating capacities, locatingmultiple outdoor units closer to their fan coil units and reducing the quantity of pipework and refrigerant required within the building envelope. “Also reducing the quantity of ducting and seismic bracing throughout the building by replacing the Central Heat recovery air handling unit (AHU) with localised heat recovery ventilation units and using R32 refrigerant for better environmental outcomes.” The shift wasn’t made in isolation. After initial coordinationmeetings host “This project proves how simple it can be to collaborate an e icient end product from the subcontractor through to the client,” says Chris. “We had open communication and a shared goal.
